Buying a House/Condo?
I'm starting to build my credit so i don't have good or bad credit. i figure instead of renting i could put 25k down and buy my own apartment/condo or even a small house. if the place costs around 100k (and i put 1/4 down) do i really need good credit to buy?

I have lived in a condo for 20 years and have had to deal with idiots in the owners association all of the time. I don't recommend buying a condo. It is not worth the aggravation.

If you buy a house and have more than 20% for a down payment, you should qualify for a conventional loan. Get pre-qualified with a mortgage broker or bank, so you don't waste your time hunting if you cannot buy.

One bit of advice I always give to first time buyers: Buy the cheapest house you are willing to live in. You will pay less in total interest, build equity faster and probably won't get into trouble with monthly payments.

Most people try to buy the maximum they can afford. Many get into financial trouble that way.

Call up a mortgage company and get prequalified. It's free and they will let you know how much money you will qualify to borrow and what your interest rate would be. Good Luck!

Different banks require different things. It sounds to me if you have 25k to put into the deal right off the bat you should have no problem getting the loan. Interest rates will be the thing they try and jack up because of poor or no credit. Shop around for the best rate using the info you have given here.

Also The condo or apt. thing would work best if you had 2 units. You live in one side and rent the other. With 25k down and rental fees from the other apt. you should be able to pay of the mortgage very quickly, thus owning both sides and increasing your monthly cash flow. Start saving the monthly(or weekly depending on the need in your area) rent for your next "move" and you may be able to keep both units when you decide to move and let them help pay off your new place.
Real-estate can be a very profitable "savings" plan. With an avg return of 15% a year or more.
P.S. Make sure you get an iron clad rental agreement drawn up by your attorney before renting to anyone. Cover your but.

if you have a job and a large chunk of money for a down payment,,you will find a lender. Just be careful that you dont get an adjustable mortgage. Fixed is what you want...

Where you are buying at makes all the difference in the world. Different states have different loan programs from lenders.

With a 25% down payment, you may be fine. You would have to demonstrate your ability to repay the loan and meet your other living expenses. Mortgage companies have become more careful with all the foreclosure problems. That same problem may mean a buyer (you) can get a really good deal.

We all need credit in our world, sorry. Just get a credit card and make little purchases and pay it off each month.
This is the best way to build credit. Then when you go to get a home or a condo your interest will be lower, due to your credit score. Renting is also another way of building credit today as it will show that you are reliable and can handle that monthly commitment of payments. You can stop renting or paying a credit card very easy, but house payment is yours until you sell or pay it off, much harder. Good Luck :>)

I am in Sacramento too. You are going to be living in a pretty bad area if you only pay 100k for your place. You could probably get an ok condo, but your association fees will run you about 175-200 per month. With 25k down you should have no problems getting a place. You dont need "good" credit, you just cant have a bunch of collections on your credit report.

Yes--you will still need decent credit to get a mortgage. No one is going to lend money to someone with really bad credit, unless you go "sub-prime" which translates in to astronomical interest rates--they can be as high as fifteen percent instead of around six percent for someone with good credit.
