Buying a House for the first time....?
What are some things you need to do to prepare yourself & your credit rating to buy a house? And also what types of loans can first time home buyers qualify for?

YEA! A buyer! We might be saved after all!. oh sorry, don't mind me. I'm just a starving Realtor!

It's best to do some homework first. Check out 3 lenders in your area (do no use Internet companies) and ask about their programs. Select the one that has a program you like and ask for a written estimate of costs. Have them pre-qualify you for a loan and tell them you are interested in "first time buyers money".

Next select a Realtor, it might be in your best interests to use someone that has a CRS designation, they really know the business. While they can put you in touch with lenders, it's best if you find them yourself. No conflicts then. It's your choice. Before you meet with the Realtor make a list with two columns, "Must have" and "Would like to have". And give that to the Realtor on the first meeting. That pretty much covers what you need to do in steps. If I can assist further, just email me.

- Pull your credit reports and scores from all three credit bureaus. You want to see what is on there. It doesn't hurt your score for you to pull it yourself. Check for discrepancies and if there are any write letters to the bureaus getting the false information removed. Address anything negative on your report.
- Pay all your bills on time and over the minimum amount if you can.
- Check and see if there any first time home buyers courses offered in your area - they are usually free or low cost. The better ones are run by independent agencies not realtors.
- If you don't have any active credit lines - open at least 2 accounts.
- Keep your credit card balances below 50% of your available balance - closer to 33% would be better. You want to show that you can get credit, use it responsibly and are not dependent on it (by maxing the cards out).
- Also, if you are paying $1000 in rent now and your mortgage is going to be $1,700. Open up an account and when you pay your rent deposit the difference between your potential mortgage and your current rent into this account. In this example $700. If you can do this for 6 months without touching the money in the account, you know you'll be able to handle your mortgage payments
- Ask friends and family who they used for their mortgage, a really good lender can guide you through the process and tell you what you have to do to get yourself to the point where you can sit down at the closing table and buy your house.

1st find a good loan officer. Do not find them by using the internet! Ask friends or family who have recently and locally recently bought a home and ask who they as a loan officer and how they liked the service. (also ask them who they used as a Realtor and who they used as a home inspector because you will want to know that later).

2nd Call that loan officer and have them look at your credit and ask them this same question.

Make sure you know how much a month you can spend on a house. Don't forget things like, Taxes, insurance, etc. Just running a house is pricey. ING Direct is a good Mortgage co.
Better than the "mortgage broker" that wasted an entire evening asking questions. Start a budget, and save 20% at least to plop down on your house. Go with a reputable Realtor. Have the house inspected. Get a good lawnmower. lol Good luck!

You might want to start looking around at different mortgage lenders in your area. Most will tell you the type of programs out there and what amount you are qualified for. Be aware of people trying to get your business over the Internet, like the real estate agents trying to sell you a home, it is a cut throat industry and the amount of qualified buyers are running out.

DJB gave you some really good answers. I would only add that it is OK to meet with a mortgage broker or lender early to find out what "homework" you should do to prepare for buying a home down the line. And since you are a first-time buyer, a loan officer or mortgage broker that was OK giving you the time you need to educate yourself is key. And there are a lot out there who are wonderful about this. It is not uncommon.

I had a great broker who had to start with me at square one. Had me clean up certain items on my credit report, told me to open some revolving lines of credit, etc. All this was at least 6 months out from the actual buying.

As for saving for the down payment, meet with a financial adviser. They might be able to do more to make it happen. If you give yourself a year or more they could be really helpful in meeting this goal (and in addition to the down payment you have to come up with earnest money, closing costs and then just plain 'ole moving expenses. It adds up.). My financial adviser didn't charge me for the initial "education" visit and was wonderful about teaching me what I needed to know to move forward.

And finally, I would buy a couple of books. I had a great book the first time that I took to some early meetings with my loan officer. I had pages marked and questions for her. She was great. She met me for coffee and answered all my questions.

This time around I have a really great book to organize me. Called the Home Buyer's Organizer. It has the steps broken down into sections and has worksheets, pockets for paperwork etc. I love it. And my home inspector was very impressed when I whipped it out to refer to.

Talk to everyone and get recommendations of who they dealt with. If they recommend someone, find out why. What did the person they are recommending to that was stellar so that you can see if that quality is something you are looking for.

It is important to have your own copy of a credit report before you seek a home loan. In this way you will have already had a look at it and make sure that it is accurate. Next, make sure that all credit cards are paid off, then cancel all but 1 or 2, the banks consider the Full credit line as debt even though the may have no charges accrued.

First you should build your credit rating by using a credit card to purchase your every day items and Pay the entire credit card balance on schedule every month.

Second you should try to save some money to use a down payment for the new house that you plan to buy.

If your credit rating is good you can qualify for ARM, but go for one that does not change interest rate in 5 or 7 years.
