As a recent homeowner myself I can offer three tips it all boils down to IMHO:

1. Make sure you can really afford the house you laid your eye upon because even though you might have thought it might be worth cutting your grocery bill in half and stop shopping for clothes, vacations and entertainment for five years, after a year you may be hating the day you've made the decision.

2. Check if the house is radon, termite and mold free.

3. Understand that all this wonderful land that comes with the house means mowing, paving or cultivating.

if you have kids make sure you have plenty of sq ft!
also you got to have a large kitchen, make sure in the bathroom you have plenty of room to get out of the bathtub!! our door and toiilet is in the way and we got bearly any room its terrible!! check all the closet doors make sure they open and close properly and I would definetly have the house inspected if you are going to buy it!!! (by a perfessional)
and decorate to your taste!!! whatever you like! My husband likes to hunt so our house is like a sage green color and beige with deer and ducks and fish mounted on our walls!
just decorate to fit your life style!!! GOODLUCK oh and DONt jump into anything!!! If there is anything about a house you dont like dont get it, there are plenty of other houses out there dont get the first one you see!!!!! there will be a perfect one for you just be patient!!!

The number one thing to consider is what is the neighborhood like. Drive around and see if the other surrounding houses and community are in good condition. Find some people who live there and ask them about the schools, crime, traffic, etc. DON'T rely on the realtor to tell you the truth about these things. If you have school-age children (or preschoolers nearing school age) or you are planning to stay in this house and raise your family, the schools are very important. Unless you plan to put them in private school or home-school them, it is probably the #1 indicator of whether this house is the right choice for your family. Go to www.greatschools.net and type in the address of the property you are looking at to find out about the school your children would attend.

Decorating is a minor detail compared to the safety and wellbeing of your family.

If the neighborhood & schools pass inspection, the next thing is to have a thorough home inspection done by someone you trust. Also, get feedback from relatives or friends about the floor plan and "flow" of the choices once you've narrowed them down to a few in your price range.

Last, do NOT go beyond your means to try and afford your dream home the first time around. To make a house a home, you need family time that won't likely be happening if you are killing yourselves to make ends meet and pay the mortgage. The house note is NOT the only bill associated with home ownership. There are taxes, insurance, and possibly subdivision or homeowner's association dues, not to mention maintenance and landscaping that you may not have had to be responsible for before.

If you are going through a real estate agent here is a trick they use. They will constantly talk so you will not see the negative things in a new home. Politely, after they have done their thing, ask them to remain outside so you and your spouse can look at the house all by yourself. Make out a check list of things that you would like to make sure are OK. Water working properly, toilets flushing, the status of the flooring and walls. Outside the roof, how good of shape is it in. You are allowed to hire an inspector if you so wish, this will cost you a little but if you suspect the house may have a problem somewhere this could be worth the cost.

Also, easements. Make sure you know if the property has any easements and what exactly they are. Not all easements are terrible, but some you do not want at all.

These are question you both should be asking each other. Here is what I would suggest.
Sit down separately, at first, and write down what you feel would be your dream home. How many bedrooms, bathrooms, family room, formal dinning room, garage, basement. And think of all the types of events you would like to have there, holidays with both sides of the family and friend, co-worker parties, and during the summer having cookouts.
Now when you both have done this then get a cup of coffee or tea and sit down with each other and compare your list against the others, and write down the items you both are looking for. These are the things that are what you both want.
Now look over the different items or items you did not think of, such as a fireplace in the family room that you wanted but never thought of a fireplace.
These are the added items that will make the place special but depending on your credit approval you may have to climate some if not all as there are additional cost to those items.
Once when you both have completed the final list, the merger of both list in to the one, kind of like a marriage, speak with your agent so that they will know exactly what you both want. And also it will let them know what it is that you can do with out.

if you are planning ot have kids or already have kids then its a good idea to find a home with good schools in the distrect. Also if you can try and buy a home near where you work. and try to counter offer a little less than the asking price most of the time they will take it.

first of all buying a home first time there are some advantages to this. dont' over buy and dont' have high payment even if you can afford it work your way up and move each time you have to have at least 5 years equity to move and you can do it. you make sure the roof is ok and there is no leaking and then you have to see how the title is and there are things with realitor that protect your rights dont' go rent to buy that somethings isn't real and you will not know till they sometimes foreclose and they ahve done scams on tis and its a nitemare. take care
