The first thing that you should figure out is what price are you willing to pay for a home. How much can you afford to pay for a mortgage each month?

If you don't have an Agent or Mortgage Broker, research for someone that will work for you. Ask relatives, friends, co-workers, neighbors, etc.

Usually Agents have Brokers that they work with, but you can also obtain a separate Broker.

The Broker can then run your credit to find out your credit score. From that point they will research with their lenders to find the best deal possible.

If your credit score is 640 or higher, you will get a better rate. If your credit score is lower than 640 you will have a higher rate.

I am a Mortgage Broker from Washington State and my company has over 100 lenders that we work with. Some of my lenders are licensed in all states.

As a REALTOR I must say that having a pre-approved loan from a lender is a great tool in negotiating. Most sellers want to move quickly and would sacrifice some money in price to have a for sure and safe deal so they can go ahead aput on offer in on their next house with out the worry that your loan will fall through and then they can't close and get the money to buy their next house and they will lose their escrow deposit. Lenders have a wealth of information and can help you decide what is right for you and what you can afford that way after when you find an agent or start looking for for sale by owners, you will not have to waste time looking at houses you will later realize you cannot afford the payments on.


Price is what you pay for value.
Interview a few agents or broker. Be aware they don't use scare tactics. Some are honest and some are really really bad.

Interview process is crucial. Afterall, they directly affect how
much you pay for a property. 5% more or less could mean $25K or $50K. I would stay away from those who ask you buy fast
and pay more. Especially the housing market slumps.

Get a loan approval first - it will go a long way in sealing a deal when you find a house. Sellers won't usually accept contracts without someone having a vetted loan ready.

get prequalified for a loan unless your paying cash.
look in the mls for your house, visit the selection, make an offer have it inspected .................
have the broker guide you.

I suggest you get pre-approved, that would speed up things in the beginning. Then find the right agent and see what he will charge and negotiante the lowest percentage. Market is slow, so you could get a good deal.

I'd check out the "featured" agents first. They're experts in the industry.
