Usually 2 years. However, VA will allow 1 year from discharge.
If not VA, you can do a mortgage after one year, but the rate will be around 10% and 10-20% down. However, after 2+ years with GOOD CREDIT you can refin and get market rates. |

Depends on type of Bankruptcy. Chpt. 7 you must be Discharged for 2 years to get an FHA loan. (The best for prior bankruptcies). Chpt. 13 you can buy while still in bankruptcy if you have made last 12 months payments to trustee on time & no bad credit since. Keep your credit good after bankruptcy though cause if not it's going to be very difficult. Lender looks at Bk as a way to fix a problem, however if you file & then the same thing (bad credit) happens again you are not a good risk! |

It depends on how much you are going to down and whether you have re-established some credit, but 2 years is a good rule of thumb without any new dings. If you aren't actively working to reestablish good credit then that's the question you should be asking people. Also seek credit counseling. Because of the current credit crisis we are in the rules are changing and good credit scores matter more than ever. |

You can get a loan but the interest rate will KILL you. Bankruptcy affects your credit for (10) years. Most finance companies will not approve you for at least (3) years after bank ruptcy. |

You have to find a finance company that are willing to deal with people with bankruptcy on their credit. Some banks don't care because you can't do it again for several years and now that the laws have changed it's hard to file for bankruptcy anymore anyway with out pay for it all. Search the net for loans with bankruptcy on your credit. |

Any manufactured, modular home you will have trouble financing 100 percent anyway. The BK that you filed in 2007 usually needs to be 1-2 years out for anyone to look at you. See if you can purchase it on contract until you can lower the LTV. |
