Buying a house?
Me and my husband are moving to Ft. Stewart, GA. He really wants to buy a house and I am not really into that whole idea. In the military we normally stay at one spot 2-4 years. He's saying when we move we will be making so much money out of it. To me, being in a house for those little years I see it hard making money out of it. I've never bought a house so that is why I am asking this question. Is it a good idea to buy a house and sell it 2-4 years later?

I don't really know a whole lot about all that. However my husband is stationed at Stewart right now and Hinesville is a very small town. Most the soldiers actually live in Savannah. So they drive about atleast 30 miles each day to get to work and then the same home. If you do decide to buy one I would do it in Savannah. But honestly with you only being there 2-4 years I would not do it. Just get a place off base or stay on base. Good Luck! And also I don't know if you work or stay home but finding a job out there unless you drive to Savannah sucks. I would apply for something on base because wives get the job before others. And that was really the only place I had any luck trying to find something. But it is a nice base. I like it.

I would be very careful, especially in the current economic state. Most people are not making money on their homes, especially over the last few years. House prices are actually dropping, as people can't sell them. I would say, if you are buying a middle class home, dont go into it thinking you are going to sell it in a few years and make a killing...if you're lucky, you'll make your money back that you put into it.

When the market was booming, yes, it would have been a great idea. However, with the way the market is right now, that's hard to say. You need to find out what the market is like at Ft. Stewart. The whole country isn't bad off. Find out what's happened to the homes in the area that you are looking at and see if the value has dropped any. How long they stay on the market and stuff like that. The market SHOULD pick up by the time that you move, but there aren't any guarantees. Plus, you don't want to buy the house, then the value drops dramatically, then when it's time to sell, you owe more than what it's worth. There are quite a few people in that situation right now. But like I said, if your area is a good one, then it would be a great investment.

Sadie I think the safest answer would be to check out the appreciation/depreciation rate in the exact area you are looking to purchase in. Unfortunately most of the nation is facing a depreciation crisis. You have to factor in the what it will cost you to buy this home and if this area will appreciate and what percent. Real estate is always a good investment but will 2-4 years be long enough to make it a good investment is the question. The good part is your husband can get a VA loan being in the military which will allow you to go up to 100% of the sales price. You can also get the seller's to pay your closing costs. If you can work out a deal like this it's a now brainer. Good luck!

That's a hard question to answer in today's market. We bought a home 4 years ago, and have now moved from the area and are having trouble selling it. We should still make a small profit, but at the moment are having to live with relatives until it sells since we can't afford 2 places. The military may offer assistance selling homes in a transfer situation. Check into that. If there is assistance in that area, I would suggest buying. It's nice to have a place you can call your own and it's a good investment in the long run.

No way! Any time you expect to be in one place for less than 5 years, you shouldn’t be buying a house. In the span you’re talking about, you’re not likely to build up enough equity to sell at any kind of profit and you may end up owing money.

I know a couple of guys in the Army who bought houses thinking they’d be in this area for years. Now two years later, their unit has been moved to another state. If they want to sell now, they will have to come up with money to pay the difference between what they can sell for and what’s owed.

There's no assistance in these situations. I was floored when I heard that, but a real estate agent friend explained to me that the government doesn’t offer help because they worry about creating a situation that would encourage irresponsible buying, i.e. I can buy a house, and if I can’t sell it in two years, Uncle Sam will bail me out. I understand the logic, but I still think that we owe our enlisted men & women more than that.
