I am buying a house for £135000 (114000 mortage+21000 deposit) our circumstances have changed and we don't have £21000 for deposit.
What can I do? Can't afford to up mortgage as this will increase the monthly payments past what we can afford.
Can we ask vendor to lower asking price so we don't have to pay as much deposit?

Ask the estate agent to ask the seller. If they say no, pull out. What else is there to think about. Get right down to it, kill it or cure it. The vendor wants to sell his property not get messed around by people who can't afford it. In truth that is your situation. Circumstances changed and now you can't afford it. You can certainly try to ask the vendor if they will take some money off the price. Have you also thought about other factor, such as the fees you need to pay solicitors and removal etc? are they factored into your budget?
I agree with the general answers, if you cant afford it you will have to pull out of buying the house however much you want it. |

If you don't have the £21,000, you can't afford to buy. You could negotiate a reduction in the price, but your lender will still only lend you 85% of it. |

You can submit another bid but asking £5000 off is a lot, but it must be worth a try. You may like to look at taking in a lodger to help meet extra payments but you have to seek the mortgage lenders approval for this. You will find this in terms of mortgage. Reading what you have written I take it you still have 16000 for deposit. Have you no one in familycircle who can advance you the extra on a very long loan. Cut costs, say by going down to one car. |

With current economical climate it is not unreasonable to ask vendors to lower price. Also a financial advisor will be able to help you balance the books as it were. My hubby is a property developer and I know he has lowered prices in the past due to change of purchasers circumstances. But not by 21k mind. I am talking 2 or 3 grand.

It may be a buyer's market, but I know of lots of people wanting to sell but refuse to budge on their price because they don't have to sell immediately.
You can try, but it really depends on how desperate they are to move. If they aren't desperate to move, be prepared to loose the house - if it were me, I would rather find a more reliable buyer. |

for a moment your lucky cause most of the seller now are so desperate to sell their property so ....ask for a discount at least 10t then negotiate until 5t..if not then find a cheper place to move so many places now ti find cheaper than that depend the location anyway atleast 10 miles radius from work place good luck |

Even if you had a £21000 deposit, it would be a very bad idea.
135,000 pounds is about £675 pounds per month on the interest rates alone = you are paying £675 to the bank. Money that is "gone".
Maybe it is more as you need to pay taxes, and you also need to pay a commission to the estate agent etc...you might also need some furniture and other stuff for the new house.
On top you pay about £170...so your monthly payment would be something like £850 pounds roughly + plus the bills and you need to save money for repair (e.g. roof, heating) and council tax etc...
So you need about £1300 per month or maybe even £1500. Can you afford that?
For £675 you could also rent the house, maybe even less...maybe about £550.
(If you rented the house, you could put the £21,000 on a savings account which is about £100 per month....so you only pay £450 if you rent - if you had the money for a deposit).
£21,000 will be worth £55,719 in 20 years.
If you spend £500 more when you buy, you spend £100,000 more in 20 years. But the house will not necessarily be worth £235,000 in 20 years....it will be a run-down old house which is wasting energy and needs a new heating, roof, windows...etc......
So forget it! Just rent a house if you can't afford it.
If you had £135,000 on your bank account - also forget it!
In 20 years, £135,000 pounds would be worth: £358,195 - and no problems with taxes on house selling/buying, no repairs, no refurbishments...
So when on earth would you want to buy a house with a mortgage even when without a mortgage it is an absolutely bad idea? |
