ITMAN | Buying a house with bad credit? |
Hello,
My wife and I want to buy a house. The problem is that we don't have good credit. We have been working on getting it in decent shape. We consolidated all of our bills in collections. We have never owned a home or any propriety for that matter. Is it possible for us to purchase a house?
Any advice would help.

yep my ex wife and i purchased a house in 2000. we both had bad credit. in fact i filed bankruptcy in 1997. we got a 150,000 loan. that's the good news, the bad news it was at 14.5%. after a few years and our credit report got better, we refinanced at a much cheaper rate, lowering the payments considerably. |

The question is, how bad is your credit. You must have a middle credit score of at least a 580 to get approved anywhere now. FHA would be your best bet. You must have been current on everything you pay from 12 months ago through today. Be prepared to provide explanations for all of your past poor credit. |

Assuming your credit rating is not completely in the crapper, it is possible but the bank may want you to put down a larger down payment and/or pay a higher interest rate. If you have poor credit don't expect to get any of those special deals you hear about on the radio. |

Really, nowadays, it is not that advantageous to try to purchase a home. Plus, if your credit is bad (like mine) it will be almost impossible to get approved in this poor economic time. There are some really nice rental properties that would work. Also, sometimes there are houses for auction online.
