It really is frowned upon. It just does not look good, no trust & basically you are checking out how could potentially purchase your home. Let the realtor know your concerns. Put away valuables if you are worried about stealing them. When you are showing a home, you are supposed to be minimal, take down pictures & de-clutter |

It sounds like you have no desire to have an open house if you're so worried. Why don't you remove all extremely valuable things and safely store them at a friend or relatives house. Also, talk to the realtor they should place a sign on the door asking for shoes to be removed, this is often done when viewing homes, if the carpet is new, since many people will be walking through. Other than that there is nothing wrong with being there during the open house, just don't make it uncomfortable for the viewers, i.e. yelling at them to remove shoes or questioning that their casing the place. Just remember that it is not ok for you to be there if any private showings come from the open house. |

You need to trust your broker to control the flow of people. You can specify that they only have one or two groups of buyers at a time so the broker can keep an eye on things. The carpet can be cleaned, but if you don't have an open house, you probably won't sell the place.
Most buyers find it really creepy to poke around when the owner is there. So, if you want top dollar, make it as clean and uncluttered as you can, and then be somewhere else! |

You shouldn't be home when there is an open house - it creeps out potential buyers, who want to feel free to check out the house and imagine themselves and their families living there. Having the current owner tromping around makes it difficult to see the house as "theirs". You should put away all personal items, put away clothes, get rid of the clutter, etc. flush & clean the toilets (yes, I have viewed houses with unflushed toilets!).
Put away and secure your valuables, and get plastic treadways to protect your carpets. |

You need to pack up all your valuable items and store them somewhere else. Also, let your realtor know that guests must remove their shoes upon entering the home. I wouldn't be present at an open house. Buyers can feel uncomfortable with the owner on site. Unfortunately, if your neighbors come in during the open house there's not much you can do about that. However, there's always the off chance they may refer your home to someone else who's looking to buy as well. |

You shouldn't be at home for the open house...that is very intimidating to buyers and it can drive them away.
First of all, open house or not, you should always hide your valuables whenever your home is up for sale.
Registration cards and ID are the standard before someone view a home....b/c the Realtor cannot follow up with people that come through...that drives away alot of the curiosity seekers.
You can request that people leave their shoes at the door...this is a very common request, and is not considered "odd".
The Realtor hosting the open house is responsible for walking folks through the home...they don't turn them loose. Same goes for Realtors bringing other clients.
However, if you are that paranoid, then cancel the open house and sell it the old-fashioned way.
You know how many claims I have had of people stealing things in 20 years?
ONCE...and the item was so cheap I just bought the person a new one. |
