I am planning on moving in with my GF. The thing is that the lease says if anyone else lives there they have to be on the lease.
I do not qualify to be on the lease. If caught can I be evicted? If the rent is paid on time what does it matter? Also, we are very clean and quite, do not have loud parties etc.
As long as the rent is paid on time can I get away with being a "bandit" or are they going to be strict and evict me? |

Both of you will be evicted, your landlord will have no choice. You are a serious problem for their insurance policy.
Your girlfriend will not only find herself evicted, but she will still owe on the lease.
You should get your own lease, you are going to mess her up so that she will have trouble finding a rental in the future. |

You need to talk with the landlord about your potential residency in the rental. If the landlord decides that you are not qualified to be there, you have no rights to be there. If your GF decides to allow you to be there anyway, BOTH of you face eviction.
Do it properly, and find a way to have the landlord approve your tenancy. |

My best suggestion is if you do not qualify to be on the lease, then DO NOT MOVE IN.

You already know that the landlord requires any additional occupants to be added to the lease.
You already know that you do not qualify to be added to the lease.
The rent being paid is not the issue here. The landlord has a right to decide who can and cannot live on his property and apply whatever criteria he wishes to all tenants. You don't meet the landlord's criteria and the landlord does not want you there.
You may be clean and quiet, but there is a reason that the landlord disqualified you - be it previous eviction, criminal record, bad credit, not enough income, etc.
Since you would not be on the lease, the landlord would have to evict your girlfriend in order to get you out. |

Talk to the landlord. They may just want to add your name in case of emergency, etc..... I don't know about other states, but in Illinois they cannot charge you any additional rent. |
