Can I breach my lease and get away with it?
I'm looking for a new apartment and noticed that the landlords really will rape you if you want to bring a cat. For example, I have to shell out about $600 just to let my cat live with me for 12 months...and of that amount, I'll only get $150 back (refundable portion of the deposit).

Come on...isn't that excessive? So, I was thinking not adding any pets to the lease and bring my kitty anyway. The landlord would only know if they are dicking around in my apartment...which should be rare if ever...who knows if they'll remember if I'm even paying for a cat either.

What's the worst they could do? Say I need to pay? I highly doubt they could evict on that...no judge would evict me for having a cat.

What will happen is that if they've found that you have a pet, they will force you to pay the pet deposit. If you are unwilling to pay the pet deposit, they will tell you that you have three days to either move out, or give up the pet. This is not the kind of thing that will go to court and be heard by a judge. You have no legal ground to stand on.

Why all the thumbs down? If you don't believe what I'm saying ... go read any lease agreement ever drawn up!

Your right that no judge would evict you for having a cat but the judge will evict you for lying on the application and on the lease. Sorry not what you want to hear but the judge is there to enforce the contract not to determine whether theories of ASPC apply in a lease contract.

Believe me, if you were a landlord instead of a tenant you would feel the same way. Everything in a lease is there for a reason. Don't be an idiot - do the right thing. Pay the fee or don't get a cat. Some of the worst damage to my rentals has been from cat urine and it has cost me nearly $1000 to replace the carpet. My pet fee is only $120 and is refundable.

If you're lucky enough to find a landlord who is willing to let you have a pet with a deposit, pay it. My husband and I own rentals, and we will no longer allow pets. We spend too much money in repairs to carpet replacement and even sub-floor replacement from pet urine. It is also alot more than a $600.00 deposit will cover. Also, if you lie on your rental agreement and get caught, you can be evicted.

Read your lease. Everything is stated in your lease what they can and cant hold you accountable for. I have a cat too, I did not pay a deposit on him . He is fixed and everything maintenance has seen the cat, and nothing has been said. It just depends on if your landlords are b holes or not.

As long as your cat doesn't sit in the window for everyone to see, then I would say take the cat and don't tell

OK, first do not assume they will not find out, you will not be able to hide the fact of a cat if something happens and they need to enter to do repairs, also they will not over look the cat, because of the potential monies to be gained for the cat

now since they have a clause where they will allow the cat, highly doubt full they would move for eviction based on the cat. will move to enforce the pet fee, and failure to pay will equally eviction proceedings

The next tenant could be highly allergic to the things your
cat did in the apartment--shed, piss, etc. The land lord might have a lot of expense to replace carpeting etc. You should
stick with your agreement, be honorable, and if you want
to keep your cat with you, pay the price. You are not
honoring the contract otherwise. My husband would evict you, and the judge would let him.
