You would probably need a co-signer if you don't use cash. IF you don't need the cash on hand buy the house. In a few years you should have enough equity and credit to get a loan against the home if you have a need for the money. My bro-in-law was a home owner at 18 using a co-signer.

You're legally an adult, so there is no problem. What will be an issue is how at your age you can AFFORD a house. IF you can, then you're good to go. If not, your age, lack of work history, etc. will work against you.

When you say, pay cash, do you mean you can slap down the full purchase price now? If so, no one's going to stop you.

Get a buyer's agent (free to you) and get pre-qualified and go look--it's a buyer's market. If you want a home to live in and can afford it you can get a bargain. If it's an investment, I hope you did your research.

Yes, you can purchase a house at 18. Buy a house at 18 with cash - WOW! That is certainly not a problem.
If you do not have much/any credit you may have to go to a lender which does Manual Underwriting. This type of lender, instead of going strictly by your FICO (credit) Score to approve the loan, looks at your income, outgo, paying your rent on time, etc to determine if you are worthy of a mortgage.

You are legally an adult at 18. If you have cash to buy, congratulations! Even better if your parents can enjoy the purchase while you're at school. Credit history should not be a factor in a cash sale.

However, make sure you have the income to pay the maintenantance, insurance, and property taxes. The purchase price is only the beginning of the black hole of ownership.

If you can pay cash for a home. congratualtions. The home will be used as collateral on any future credit applications

You are of legal age to purchase a home. As long as you have a substantial down payment, financing won't be too much of an issue. Cash is even better. If you are ready, then go ahead and go for it.

You can buy almost anything cash, but why would you want to do that?

Invest that money and make it work for you. You won't make any money on the house when you resell, and at 18, my guess is that you won't stay at that house for a long time. You're 18. You have things to do. Plus, you have to worry about property taxes and insurance. Make your money work for you in better ways.
