Can I buy a house then transfer the deed to someone else?
My boyfriend has been drawing unemployment for almost a year. He recently got a new job, which he will be starting in a few weeks. He wants to buy a house, but doesn't think he'll be able to get a loan because of not having a job for the past year. My question is this: Can I get a loan, buy the house, then transfer the deed into his name? If so, how do we do this?

This guy sat on his can for A YEAR and you would risk your credit for him!!!????!!!!!

I bet your parents are just thrilled with your amazing taste in men.

You can transfer the deed, which is your ownership of the house.

BUT, you can not transfer the loan.....you are buying this house like it or not.

This will completely screw up your life. You will either end up with destroyed credit because he is not going to pay the mortgage and you can't afford to. Or, you are buying this guy and his next shack up a house.

He is going to end up with a free house, and you nothing.

You should be able to see he is a user, he spent an entire year of his life doing nothing.

I have nightmares about my daughters bringing someone like him home. Fortunately they have some self respect.

Why not talk to your loan broker?
Better to buy the house in both names now. . . many couples
have only 1 individual working, so that's not an immediate disqualification
But you are putting your credit on the line with this, so don't do it for him. . . . .buy it for both of you with your name on the deed, and keep it there until you are paid off in full, with interest

Unemployment is only good for 13 to 26 weeks
Where is the down payment coming from?
Better to WAIT. Work on building good credit, saving money for down payment and then buying. Deferred gratification. Just because he WANTS to buy a house doesn't mean he should, doesn't mean that he can, and doesn't mean you should do it for him.

collateral is a need to a home.

And even if you could, that would
be legal ---naivity---to be nice about it.
NEVER ever obligate to pay another's
debt that you have not know for 1/2 of your life and for whom you would give up your life if necessary.

Why not have both of you apply for the
loan, and with you as a "co-maker", you could get what you want.

party onto loans and themselves off.

also, you can consider a lease purchase
which is actually safer for you both;
it gives you rights without obligations!

Of course you can transfer the ownership of the house to him. But you cannot transfer the obligation to repay the mortgage to him without the consent of the lender. Title is not the same as owing money.

Sounds like you want to be obligated to make payments on a house owned by someone else?

This is a very poor choice. If you buy the house, keep it in your name. If he wants to refinance it, only at that point should you consider allowing him an ownership interest.

Why don't you buy the house and let him live in it. When he gets his fiances together, he can buy it from you.

Just get the loan and put the deed in his name. Since the loan is in your name, if you boyfriend doesn't pay, then it goes against your credit.
