I have bought 2 houses in the past 3 years. The first house I bought my credit score was about the same as your husbands. 2 years later I bought another house and my score jumped 100 points. I sold the first one and 3 months later bought the other one. You just have to shop around and see who is better on interest rates. i had what they call 80/20 loan, they lend you the 100% of the house just on 2 notes. The interest rates on my first house were 8.5 on the 80% loan and 9.75 on the 20% loan. On this type of loan you wont have to do what they call escrow either.
Credit score is a big factor, but make sure that all your accounts are up to date and that you dont have alot of non sense on the credit report, such as multiple credit cards with balances! |

yes you can get a loan...it will probably require some type of deposit since most lenders will not give you 100% with that score...plus your interest rate will be pretty high |

First you must repair your credit score it will save you thousands of dollars over the long term.
Get a hold of the Maryland Chamber of Commerce here http://www.mdchamber.org/ and see what the housing market is like, whether it is a buyers or sellers market. Many times your success will depend on how hungry the banks are in signing up new mortages.Then find a realtor and have them look for a home that is renting with the option to buy later on. This will give you time sort out your financial problems regarding poor credit.
If your credit rating is better than your husbands, then you should be the one applying for the mortgage and use his income as a second household income or under the category of other income in a mortgage application.
I still feel that your best option is still rent to own, until you are in better financial conditions. Be modest in want you want and think long term. Remember an older home that you wouldn't think of buying is a good candidate for remodeling and renovating to increase it's value. |

all banks have those first-time buyers loans, and you dont have to make any down payment .... but .... you will have to pay mortgage insurance which will add a little bit on your monthly payments ..... not very good credit will also affect your interest, so you will pay more ..... if you make a down payment, you will bring your monthly payments down and get a bit smaller interest.
i have an 800 score and i still pay a lot of interest ..... if yo0u have time, try to get a small credit card and build some credit. hope this will helps. |

There are not a lot of options unless you have a really large down payment and you are willing to accept a really high interest rate offered by a small portion of companies that may lend you money. They will be hard to find but I'm sure there is someone out there who will take the risk.
