Hey everyone, I was wondering if I am able to buy property in the United States without being a citizen or resident... I live in Mexico but I am a business owner and I've managed to save some money enough to buy something up there... I have my regular travel visa, etc.

My question is if I can buy property there, or I have to apply for some type of visa first... or open a business....etc..

Hmmm... so you want to buy property in Us. See if you purchase the property directly than you may face problems as you are resident of other country. As per my opinion you must go to real estate agent they will guide you properly and absolutely help you to buy the property. I had purchased a flat at Florida with the help of http://www.yigdigs.com / . They helped me in each and everything till all the papers were finally submitted and I got possession without any problem.
May they charges their commission for this work but it is better to pay for purchasing a property without any problem.

"There is nothing to stop you from buying a house if you have the cash. Getting a loan may be more difficult, since you are a much higher risk for the lender than a US citizen or permanent resident."

"Borrowers without valid social security numbers, work authorizations and VISA’s or borrowers with just a taxpayer identification number (TIN) are ineligible for financing." (But if you have the cash to pay it all, financing shouldn't be an issue.)

"I do not think you will have any problem buying a house. However, there may be something to consider when you sell that house in the future. A foreign corporation may purchase a house, however as a "foreigner" the IRS requires that when the house is eventually sold, 10% of the sale proceed remain in an account to act as collateral in case the seller(foreign company) decides to disappear. It is highly possible that a similar requirement may be in place for foreign individuals who purchase then eventually sell a house. However even then this may not affect GC holders. Something you may want to ask your lawyer or accountant."

Keep in mind that owning the property and being able to live in it are separate issues. If your travel visa expires, you won't be able to stay there.
