Can I demand that agents stay with prospective buyers, accompanying them upstairs to our rooms?
My son set up cam and caught a real estate agent talking on her cell phone in our living room the whole time while the couple prowled around our house. Then she cut down our house every way she could think of. She said that we needed to watch HGTV for 10 minutes and find out how to get our house ready. What an evil b*tch. I want to report her.

We caught her on the nany cam. Before any illogical "agents can do no wrong" people out there start defending her, read the question again.

Can she just open the door and sit on her butt while people go all over my house unaccompanied? That is the question. No, we do not rent, our home is paid for.

These are two separate matters but both should be brought to the attention of the company she works for.

Yes she should be walking the clients through the house. If for no other reason than to guild them along as they consider all of the aspects of the house.
She should be with them at all times for security reasons, not just yours (in case they decide to steal something) but to cover her butt as well...she could have some fools decide to take something,blame her
or they could decide to jump her lazy As*.

I would definitely go into the Real estate Office
with the camera footage in hand and ask if this was part of the "training program".

As for her "opinion" about your decoration or the way the house is staged for selling. If she was a professional she would advise you about how to make your house more appealing for the "Open House" days.
Apparently she is just some lazy slacker..why not help her lose her job so she can go sit on her own couch and talk on the phone all day.

She is not doing anything wrong by letting people in the house to and letting them wander around by themselves. That is pretty normal.
She is however breaching her duty to represent you if she is butchering the house to prospective buyers.

The best way to "get even" is to post the video of her on You-tube.

First of all I would most definitely report her to her agency. Be sure to let them know just how angry you really are, and make sure you speak to her broker, that is her boss.

Second, it is difficult to get an agent from another realty to stay with the clients (even though they should!). Speak to your personal realtor and have him/her be present for each showing. That's what I do, this way he/she can talk the house up as much as you would! They want to sell it just like you do.

When I hire an agent, I expect them to be there and represent me. That's what they're getting paid for. I NEVER want stranger given free reign of my house to go through my things unless they want to be responsible for any loses. Nope, even then I don't want anyone loose without supervision. You need to talk to your agent. That could have been a sale and that just doesn't seem right. I would also inform them that I would have to be there for the house to be shown and I would walk through with them. If anyone attempted to not follow my instructions, then I'd fire my agent and get one that respects me and mine. One time I had bought an old architecturally significant little house and didn't get it rehabbed before it was time to sell. This idiot lady comes with another gonna be an agent lady. They sit at my kitchen table and I tell them how much I expect . . .and it was reasonable. . .I needed to move and count on them to sell it. This woman proceeds to tell the other one that they should get the contract signed but didn't think they could sell it. What a waste of my time. I threw them both out. I sold it myself to my neighbor

I'd suggest instead just to hide all valuables and lock up or remove anything you are worried about. Prospective buyers don't like for the agent to follow them around everywhere and most veteran agents know to give the buyers their space.

About what the agent said, that was a bit mean of her but I'd suggest listening very carefully to her words and change the house around any way you can. Consider what she said as advice not an insult (yes it was an insult but not a direct one so try to learn from it) and try to adjust your house in any easy ways, to fix whatever she was saying (and don't take her words personally).

By the way, what are you going to report her for - she has her opinion and did nothing wrong. She just didn't like your house, so what, nothing illegal with that.

If you are selling your house, then yes, you can. Not sure about renting. If you are renting, talk to your landlord.

As a real estate professional, I personally have been taught to always go around the house with the buyer, which I do. I also don't let people separate and go in different directions, which they sometimes want to do. Some clients leave very expensive property in their houses. Some even leave stacks of cash laying around and forget they've done it.

If her clients would have stolen anything, you could have had her license taken away--and you would have had great proof too. I agree with the other poster. Put it on youtube. It was filmed in your own house and she can't do anything to stop you.

Unfortunately , there is this thing called freedom of speech .
You cannot dictate another's opinion , unless this is
YOUR agent that you are contracted with .
Then You can fire them .
By canceling the contract and going with a new agency .

Otherwise the escorted idea is nice in theory but Never happens .

If your home is listed for sale and open for showings ,
Put away any valuables that can be pocketed or damaged .
You will be moving anyway , be realistic and pack the valuables now .

This is exactly why Real estate agents do not deserve the 6 to 10 % commissions! Most of them do not respect the homes that they take clients to. Also if it is not their listing they will not push for the buyer to want the home. After all they have homes that they have listed to sell also! I speak from experience. Yes it is very unethical and unprofessional for an agent to do what she did. Report her to her boss! Show the broker the tape of her on her cell phone. Request that she not be allowed back in your home. You won't be losing out as she is not trying to help the sale.

First, you should be staging your house in the best possible light to sell. That means disciplined housekeeping that includes de-cluttering the place and having it pristine for open houses.

That said, you should report the agent to the manager of her agency for her unprofessional conduct. Her job is to do everything ethical to sell your house.

If you want to demand this, and you can, then only one party can be admitted at a time during an open house. If yours is a very desireable property in a hot market that would be fine and would not operate against you. If that isn't the case, just forget having open houses - you will irritate more potential buyers that you will have exposed to your house.

Cutting down your house? That's different. Probably you should watch HGTV and you would sell faster for more, but perhaps she should have thought of of better way of saying it. But it might have also been a way of promoting your house.
