Full documentation of income, a debt-to-income ratio that fits the guidelines, verification of employment for 2 years, and no late rent payments for at least 12 months.
If you meet those criteria, your file would then require a manual underwrite, which means your info will be scrutinized very closely by an underwriter.
Guidelines are tightening all the time as banks are failing and even Fannie Mae and Freddie Mac are on the ropes.
If you are trying to buy soon, get pre-approved (free, immediate, and you have no obligation). If and when you are successfully pre-approved, find a home and get that contract signed (with a contingency that financing goes through, or you get any earnest money back).

You may possibly be able to with your score. I hate it when people assume that because you have a lower credit score it means your not responsible. If you know you are ready and can afford by all means go for it. No one knows why your credit score is what it is, so please dont be discouraged by people telling you you're not responsible enough. Life happens and there are any number of reasons the score might not be high - it doesn't mean the person can't handle themselves. |

SAVE your money, you need at least 3% as down payment
BUILD your credit. . .pay every bill in full and on time
Budget, stop credit card spending, pay down credit card balances
You have a history of making poor choices to have that credit score. . . .in six months you can establish a better pattern and improve you FICO score. . .in a year, it will be MUCH higher. . .You can DO it, but you have to do more than Want to be a homeowner. . . .No one owes you a home--except you |
