No, you have no way to repay the mortgage. No one will lend you money when you can't pay it back.

You can buy a house for 60k cash, just make sure you pay the inheritance tax first, otherwise you are in trouble.

OK, so you have the down payment. But how are you planning to pay the mortgage payments?

If you can't show the bank that you have a source of income, they're not very likely to loan you any money. Sorry, but I can't say that I blame them.

if you are spending all the money on a downpayment, you have no money left for a mortgage payment if you aren't working and you will never get a mortgage without "INCOME" from a job - a one-time inheritance is nice, but it is not regular income - what do houses sell for in your area - how do you survive with a job? - utilities will be more with a house vs. an apartment and you'll also have real estate taxes

NO bank will give you a mortgage without credit or regular income. If you have income (any income) as evidenced on a bank statement, you might get a $60,000 house !

Not anymore! Since the mortgage meltdown lenders must prove that you have the ability to repay the loan. So if you don't work how will you make the payments? Used to be there were the "no doc" loans & the "stated income" loans where proof was not required. They are a big part of the foreclosures that are happening all over the country. Sorry!
BTW- if anyone tells you they are still out there, be very careful- it is predatory lending & the rates will go through the roof!

Congratulations on the inheritance. You might be able to purchase a house outright, but will you be able to afford the insurance, tax bills, utilities, maintanence, etc that comes with home ownership? To answer your question about the mortgage, I would have to say no, most lenders will want some type of credit score. They will also want proof that you can make monthly payments. You might be able to search locally for a private mortgage, but again, you might have to prove the ability to make monthly payments. If you do not have credit, I would suggest that you get yourself a credit card with a low limit, say $300. Use it to buy gas once a week, or for groceries, then pay it in full when the bill comes. That will help you establish some credit. With the information you gave, I would have to say it would be very difficult to get a mortgage, but if you have a source of income in the house, then the inheritance would be a great start

No because there are few homes available that only cost $60,000 and you would need closing costs on top of that. And you have to qualify for a mortgage by having a credit history and credit score.

It's a good downpayment, but I wouldn't use it all for a downpayment. You should read up on investing your money to make more money.

No. You need to show you can make the payments. Lenders won't even give you 10K without records showing you can repay it. They are losing a lot of money right now so they are extremely cautious.

It is possible to get a mortgage. I think what the lenders will want is a way to prove that you are going to pay off the rest of the mortgage. If you have no employment records, are you currently looking for employment? That is what they will need to know.
