There are indeed ways to by a house even with poor credit. The powers that be do understand that people have to live somewhere and pay, so they do loan people money. Nowadays, one can even find homes to buy with very little or nothing down. Usually the penalty for bad credit is higher interest rates though.

There is no way you can get a reasonable loan with that credit score.

Yes, get someone with good credit to co-sign the loan with you. Its better to fix your credit. Its easier then you think. It does take time. You need to be financially stable and pay everything on time. Most of the time you can call up the organization where you have loans and negotiate with them. They really don't want to have to write you off.

Here's some other things that are used to calculate your credit score.

Phone in your name.
Stable address.
Stale job.
On time payment.
Utility bill in your name.
High salary.
Good credit history.
Being white. (Just personal opinion. Not sure if its fact.)

Some banks will have a program for people in your situation. Congratulations in paying off your debt, try bringing your score a little bit high. You can do it, you have already proven some of it.

Take care.

look in the phone book or call a realtor to find out the names of banks and mortgage companies in your area, they are the ones who will most likely be able to help. if you are in norther mi let me know maybe i can help.

No. Work on correcting your credit score. Good home loans begin at 650 or better. You are looking for sub-par, high interest rates if you can even find an institution that'll accept your application. Best bet would be to come up with 20% down for what is called a no verification loan.

Good luck!

Try AmeriQuest Mortgage.

how much money do you have saved for the downpayment and closeing cost?

HD
Your best bet is to try to get the seller to owner finance for you. Be smart and have a lawyer draw up the agreement.
Local banks are also helpful. No college-dropout idiot on the phone in another city is going to be helpful. Everything at the big companies is done on computer. Don't even try.Local banks can take your character and roots in the community into consideration.
