Can I get out of a lease if I can't move in?
We are supposed to move in on June 1st. I went by the place today to measure and count windows for curtains and it's been destroyed. I called the landlord and he told me the town has taken it over because "it's unsuitable for human occupancy". He said it'll be 2-3 weeks before it's ready but we have no place to live until then. I don't even want the place anymore after having seen it. Walls are missing, floors are torn up, fire hazards and electrical problems. He told me he'd call me after he meets with the town on Friday. What can I do?
Additional Details
The house is located in Massachusetts by the way. Any info would be helpful as I have no idea what my rights are and I don't trust the landlord seeing as I had to call to find this all out.

what's the problem it is not habitable and not available according to your lease, they have already defaulted on the lease

he is in violation of the lease if it is not ready by June 1. Take pictures with that day's newspaper to be able to prove it was not ready and find another place. I hope you did not give a deposit - you will have to sue to get it back.

The landlord has broken the lease and needs to sign something releasing you without penalty. You can sue them for breach of contract if they refuse.

1 day would be a reasonable request, hey things happen, maybe construction took a few hours longer than expected, ok fine.. But 2-3 weeks is beyond unreasonable, he rented to you with the intention of you having a home on June 1st, not "oh, we should be done half way into the month"... You can withdraw your lease with no penalties. He can not get you for breaking a lease, for the 1 thing the lease has yet to start, the other he doesn't have the place ready and rented it out knowing it would not be ready in time - what a wreck less landlord..
If he gives you hard time about backing out (which I doubt unless he's a tool) Remind him law states if the property you are renting is inhabitable, the landlord is responsible to provide you a place to stay till all repairs are made. In other words, he'd have to set you up in a hotel/motel or another apt at his expense.. I think he'd prefer the latter... good luck
