Rule of thumb, for your home to be affordable it should be 2.5 times your interest or $40,000 and your monthly payment should be about 25% or $300/month in your case. Unless you have a massive down payment (like 90% down) the odds of finding that are pretty much non existant. Try HUD or some city/state homeowner program you'll be suprised what may be available to you.

i doubt it. most mortgage companies won't lend you money if your monthly payment will be more than half your gross monthly income.

I think the equation banks use is something like 30 percent of your income after tax is what you can afford for a mortgage. you probably bring home about 1000 a month, which means you can afford a mortgage of about 300 month. You can afford the garage, but not the house its attached to, unfortunately.

It would depend on the area you live in, and local real estate prices. A mobile home may be more realistic.

I don't own property myself, but in the northern california area, shoddy apartments will cost $1000/year easily (without housing programs, etc). Being that you have an income of $16,000/year, I would assume it's hard enough to rent an apartment let alone owning a home.
