My husband and I have applied for a home loan and we are not too sure we are going to get it. His mid credit score is 579 (all debt is paid) and mine in 500. We have a combined income of $100k and are trying to buy a home for $265k. With our scores is there anyone who would take us? We are trying for FHA. |

Yep. Based on your info you would qualify for the My Community program. Get you a 30 year fixed rate below 7.5%.
Only missing info is your past rental history. I'm also assuming your a first time home buyer.
Do you have 12 months cancelled checks or can we get a verification of rental history from an apt complex or property management company? if so should be easy.

Fha may be the only way to go with the fico scores, as FHA in not a credit driven loan. Depending on how much money you have for a down payment, there are other lenders who will execute the loan, but you would be required to put down anywhere from 10% to 15%. The advantages of FHA is that is a government insured loan, but you will have to pay an additional amount for MI or mortgage insurance which could effect your payment quite a bit, depending on how much you actually finance. With a substantial down payment and proving your income for a full doc loan, you can get a loan through a conventional lender but the rate will not be too attractive. Chris Burns is almost correct. The FannieMae backed MyCommunity loan product is an outstanding product for underpriveleged (with credit) homebuyers. However, the product requires borrowers to be under a set income bracket for the area you are about to purchase your home in, unless the home qualifies for the MyCommunity loan through FannieMae's geocoder.
The standard minimum credit score for MyCommunity is 620. Now if your score is under the minimum requirement, then there are requirements that FannieMae seeks. First, you should not have any public records within the last 24 months, nor any serious delinquencies. If so, they should be close to 24 months as possible. Also, you should have a significant amount of liquid assets in a checking/savings, 401K/IRA, etc.
The home value you are trying to purchase depends on your total DTI. I'm assuming that the past loan professional you consulted, qualified you for a $265K loan. Also remember that you need some cash for closing costs, which can be worked out with a good realtor (seller's concession). If you have any further questions, feel free to contact me at my email. If you have paid off your credit cards, I suggest that you charge something on at least one and pay it off at the end of the month. It sounds like you have got your credit under control, but lenders like to see that you can manage your credit. Charging and pay off at the end of the month is how credit cards were intended to be used. If you do this it will inrease your credit score.
A perfect credit profile is:
1 mortgage
2 installments
3 credit cards (with balances below 50% or paid off every month). |

FHA is a great program. FHA does not have a credit score requirement. However, many lenders will impose one.
Our minimum score for FHA is 500.
A current 30 year fixed rate FHA is 6.50% no points and approximately $1,500 in lender and third party fee closing costs.
Based on your information, you should have no problem going through FHA. If there are any unpaid collections or charge-offs on your credit these "may" need to be paid at the closing table. FHA states it may not be necessary. The underwriting system will determine this.
A my community loan, may have issues with your credit scores. For example, there has to be a reason why they are so low (no offense). The my community program leaves the computer to determine if the scores are sufficient. Also, with the my community, if any items on your credit are unpaid charge-offs or collections etc, these will be required to be paid at the closing table.
