I am a single mom looking to buy a house. I was qualified for 185,000.00. Most people know that when you quilify for a certin amount that you want to stay under that. I found a house that i would like to make an offer on, But I want to know if I can afford this on my own. What are things that I have to consider besides your house payment and property tax? you have electricity,water, garbage, heat/air, food, daycare, car payment/car insurance/phone bill. What are other things I may not be considering? Additional Details I qualified for 185,000.00 home. I make around 18.00 hr. I pay a car payment 240.00 every month. My car insurance is 455.50 every 6 months. I do have credit cards but with very low balances on them. (I have to cards)- I can pay them off to zero b4 buying the house. I have about 1,500.00 in the savings. And last but not least day care which runs about 500.00 a month. |

you are better off finding a house under your budget then trying to stretch it.....you may have private mortgage insurance tacked onto your payment, cable, phone, car payments, emergency money in case furnance or water heater break, or anything else for that matter..noone should even consider buying a house unless they have at least 3 months of theri total bills in a rainy day fund..what if you become ill and cant work for a spell...or god forbid you lose your job.....or your roof leaks...or many many other things..you are better off being prepared now with a very affordable payment then losing your house in a year or two.. |

A new roof, an exploded hot water heater, the a/c unit breaks. The toilet overflows and ruins the sub-floor and the whole bathroom has to be ripped out. The hardest thing to remember to consider is the unknown and unexpected costs. Leaky roof, A/C replacements, increase in homeowners insurance, basic upkeep in painting, lawn care, toilet leaks, car repairs, clothing, entertainment costs (do you want to be strapped down with no outlets for fun), etc..

Banks used to use a 25/40 ratio. Your house payment wasn't to exceed 25% and your total debts weren't to exceed 40%. I don't know if they still stick to that or not. Sit down and add up all of your expenses right now, excluding what you are paying for rent. After you add those then add on what the house payment would be. Does the house payment include taxes & insurance? If not, then add in a monthly amount for those. Do you still have money left over? Consider how much higher the house payment would be compared to what you are paying now. Do you feel comfortable that you could pay that amount without straining your budget? If so, then you are probably ready to make an offer. |

You don't mention how much you make or your other obligations (ie cars or credit cards)...a good rule of thumb is to make sure your payments will not be more than 33% of your gross income...this should include propertey taxes as well. Since you have been approved you should ask them for a payment breakdown and ask them to include escrow. |

At $18 an hour for a 40 hour week, you gross 720.00 a week, or a little over 37,000 a year.
There is absolutely no way that you qualify for a 185k mortgage if you only make 37k a year.
185k is 5 times your yearly income.
Get as far away as you can from whatever sub-prime lender is trying to sucker you in on a loan that you can't afford.
A 185k loan at 7% over 30 years will be $1,231.00 a month. Add on PMI, taxes, insurance plus all your regular expenses and a cushion for repairs and emergencies, and it all adds up to more than you make.
You need to find a much cheaper house. |
