Can I sell part of my house?
Our house has three flours.
The first and second floor is all we use and thats the main part of the house.
The ground floor is a self contained flat with a kitchen, bathroom, living and bedroom.
Can we sell one floor of our house (ie the flat) and how much would we get? We live in Bangor in Northern Ireland, County Down.

I retract my offer, upon consultation, a local contractor has informed me that installation would prove impratical, impossible were his actual words. As a result I have decided to expand into the lake next door using a relatively simple system of underwater geodesic domes and tunnels constructed from ballistic grade acrylic. Not only will this be financially viable but both my partner and myself have a great fondness for aquatic life.

We have also found an importer of snapping turtles (please see attached links), we feel that while our dog is perfectly capable of guarding our home on terra firma, with our sub aqua extension we need the complete protection that only an amphibious attack turtle could provide.

You can..you will sell it leasehold and you will also be a leasehold of the property.

Will be better if you sold up and bought a smaller place

Sell it? You could. But you didn't say if your floors have an entry/exit area. If I bought that ground floor and you didn't have such an entry/exit, I'd say you'd be trespassing, wouldn't you say?

The answer to your question is yes but first you have to apply to the council for planning permission to change of use to flats not one house.This also requires building regulation approval and certain safety regulations in place (fireproof flooring,doors etc).you also would have to put in seperate entrances for both flats with fire escape for your own.This could be expensive and if you are just thinking of earning a bit more money,you could take others advice and rent it out.However,you will still have to observe the fire regs as described above.May be cheaper and better to stay as you are or move to a smaller place.

first I dont think you can get a customer, second it doesn't make sense if u sell the ground floor and live the first floor. You better rent so that you can get income every month.
