Sounds like you are splitting up, if that's so, think about your equity in the home. How will the payments to you and the bank be handled?
As to your Question, yes, this is one way and its called a quick claim deed. |

First of all you do not have to transfer it into his name so that you can move out. You can move out if you want to.
Second there is the transfer of your equity in the home which you can do with a quit claim deed and then there is the mortgage (if there is a loan on the home) which unless it is an assumable FHA or VA loan you cannot just transfer into his name. If you did quit claim the home to him (give him your equity) then he could possibly refinance but whose to say he will? Even if he makes the payments to keep the home out of foreclosure he might decide that he likes using your credit rather than his own which could keep you from qualifying from purchasing another home in the near future because you wouldn't have anything securing that loan.
So, why are you just going to transfer it into his name? Even if he's been making the payments it was your credit that got the loan and you should be compensated for that (for example; if you had a rental property and the rent you were bringing in paid for the mortgage do you think you should just give the home to your renter?). Sell the house to him if you don't want it anymore or like someone else said, rent it to him. |

is the home paid off? If so you can sell it to him for $1 and transfer the deed to him, which can be done at the register of deeds in a courthouse. If the house isnt paid off you are responsible for the loan and the payments. He can buy the house from you for the remainder of the loan. |

Why do you have to move out of your own home?
Do you have a mortgage on this House ?
Can he get a mortgagee accept him as the new borrower ?
There are a number of questions you need to answer before you can transfer a real property in someone Else's name.
Last but not least what are you thinking ? Why does he deserve your home and not you ? |

Call your local tax office and see if you can do a quick deed. You should be able to and that should solve your problem. |

If the property is free and clear then yes, but depending on your state and county, there will be fees associated with doing so. I assume their is a loan as well? More than likely it is NOT assumable. Therefore, he will need to qualify for a mortgage which will payoff your mortgage... basically he needs to purchase the property from you.

Simple. File a Quit Claim Deed. You can get them at an office supply store and file it with your county, or the easiest thing to do is ask a title company to do it for you.
You can transfer the title to the property, but you can't transfer the loan. He'll have to refinance the loan to get it out of your name.
