First of all, you shouldn't buy a home if you're having absolutely any problems paying off other existing debt.
That not being the case, there are all kinds of way to buy real estate. Many sellers will finance with what is commonly called a 'land contract' but will require a significant down payment to ensure your legitimacy.
With the recent sub-prime loan scandals (too many bad loans to too many high risk borrowers), it may not be as easy, but there are many organizations involved with helping people buy their own home, especially in locales where nobody else wants to purchase.
I live in such an area and love my home and bought it cheap and fixed it completely by myself. I've never had a mortgage with a mortgage institution but have owned six homes before and including this one.
Where there's a will there's a way - financial self-discipline helps - money in the bank helps the most. |

Sure. If you're rich and can pay straight out with cash. But don't feel bad... I don't think anybody these days can if their credit was the determining factor. That's why all these mortgage loan companies are going bankrupt. |

Absolutley, I have programs like My Community Mortgage. My Community was created for people with poor credit, lower income and those who live in "neighbors" areas. The rates are better than they would be on a normal sub-prime loan, and you will have to put little to no money down. |

Not anymore. Those day ended about two months ago. You really shouldn't even want to, with the rate and terms you would have ended up with. Buying a home is the biggest financial move you will ever make, do it the right way first! Find a reputible company who can work with you to help you to repair your credit. This takes emotional and financial commitment on your part to follow through and do what they tell you needs to be done. If you take this seriously, then in 12 months you will be in a better place and you will be able to maneuver financing on your terms. A bad history usually means bad habits, so get it all cleaned up, and then you will be ready to do it right! |

It is getting tougher everyday. Less companies are writing subprime mortgages. You really should focus on doing all the credit repair you can reasonably do and try to have a decent down payment. Otherwise if you can get a mortgage, it will be with pretty horrible terms.

Yes you can.
However, some institutions may approve bad credit bank loan. Keep in mind that they may charge you a higher interest rate. If you have bad credit or poor credit history, you may have trouble convincing lenders to approve your loans.

It all depends on your score and if you have any reserves. There are alot of lenders that do approve what we call "subprime" but you really have to watch what you get yourself into. High Interest Rates or ARMs can be harsh. If you really want to buy, find a mortgage broker that will go over everything with you including what you can REALLY afford per month. The best thing to do with poor credit is to rent for a year and work on cleaning up your credit. Find out what is hurting you on your credit and work from there. |
