"one weeks" take home pay, for your mortgage payment, so
unless you work for the that "big white house" with the dome

I'm a mortgage broker from edmonton, usually you will need 2 yrs averaged income to include the p/t income. You may be able to use the income if the hours are guaranteed. |

Most mortgage companies like for you to be at a job at least 2-3 yrs. or more, but I think it really depends on what their policies are. And, yes they will go with your income from your full time job before they even consider the part time one. |

You need to have the part time job for two years to use it as qualifying income. If not, everyone would just go out and get part time jobs to increase their income and qualify for a larger mortgage. |

I would think that if your part imte job is on the books that you should show as much income as possible, because it speaks in your favor with mortgage companies that you will be making your payments. I am not a professional though, talk to the banks. |

It depends on the financial institution. Some companies are very strict with their requirements (like they won't qualify you for a loan if the payment ends up being more than 30% of your gross income), but others are more lenient (and even let you use your overtime pay when applying), but as long as you know that you can afford the mortgage payments, go for it! |

All Mortgage companies have different guidelines but if it is proven income, i.e. you receive a w2, then you should be able to use it. |

I don't see why not, as long as you can prove the income by way of check stubs and/or deposits to your account. But your realtor should be able to tell you for certain.

You can still list the income as a secondary income. The mortgage company will decide whether or not it is acceptable. Your full time job will be the major source for consideration. |
