He does not have to make contact, just notify you. Voice mail, a note on the door, email, all those are good. He only has to try and contact one lease holder, not all. |

Generally, often, it's 24 hours unless there's an emergency, in which case he doesn't have to give any notice.
Calling your phone 3 times would seem to be a reasonable attempt to notify you.
It's his option whether to attempt to contact your girlfriend. He made 3 legitimate attempts to contact you. Maybe he doesn't have your girlfriend's number. Maybe, per the terms of the lease, contacting any of the tenants provides reasonable notice. (It probably does.)
This question gets asked a lot. And the answer always has to start out the same: Read your lease. I'm not sure why that's such a difficult concept. |

Landlords may only access your apartments if there is an emergency: gas leaks, water leaks or some other life threatening emergencies. Other than that they will need to provide you with some notice; or unless it's during the last 60 days of your lease where it is stated explicitly in your lease that the landlord will access your apartment to show it to potential new tenants. |

Some states require 24-hours, but not all states. Search your state's landlord-tenant laws and review your rental agreement. There may be a provision that landlord can enter without notice in the event of emergency (running water, smoke, etc.) or other circumstances.
It doesn't matter that your girlfriend's voicemail was full. Your landlord should have posted a notice before entry or mailed a noticed three days ahead.
The property is in your possession during the rental -- that's what you're paying for. The landlord does not have the right to trespass without proper notice. |

If there is an emergency like a broken pipe he needs to fix, then he can get in, though I don't know how he would know without you contacting him.
He needs to give 24 hours notice (more or less depending on where you live), and technically it's supposed to be in writing but it depends how specific you want to get.
He can't just walk in your house though without notice except for an emergency.
I don't know what would happen if he were to say he tried and couldn't.. I think a message would likely count, as long as there was more than 24 hours notice.. and since he tried.. otherwise you could just ignore his calls and he would never be able to come over.
But if it is under 24 hours since he tried, then he needs you to say he's allowed to come in, which you didn't so it would not be legal. |

While there are some state laws requiring notice to be given, mostly I think that they can enter any time for maintenance purposes or to inspect utilities.
Check your contract, they may have put in an inspection clause allowing them to enter any time to check the state of the property.
4 of my last 5 supers used to drop by any old time to do maintenance work. It saved me a lot of time and hassle as I didn't need to bother about being there to let them in. They just came did the maintenance and left without me having to lift a finger. |
