A lease is a legal contract. Either party can negotiate to insert any provisions they like. But once the contract is executed, no unilateral changes are permitted (unless the lease contains a weird clause that allows such a thing -- and that clause would likely be unenforceable by reason of insufficient consideration).

as stated above read you lease agreement to see if the lease deal with this subject. Some leases have a provision about guest some do not, if the lease has a provision on guest then you are bound by the provision, if the lease is silent on this then the landlord can not add provision until the lease is over. The courts will only look at the wording between the four corners of the lease nothing else, anything outside the lease falls under Parole evidence law and very difficult to be binding on parties
if you are on a month to month agreement then the landlord need only give month notice to change the terms

Every management company is different. Mine right now.. I can have a guest stay for ten days, after that they would be considered a tenant and have to be put on the lease.

Most leases carry that clause. If it does not, there is probably a place that states the landlord can make changes to the lease with a 30 day notice. They have loop holes in every lease.
If this is your situation you might as well give in because you won't win.
