rocki3 | Can a landlord change your lease reguarding pets after living there over 10 years? |

Yes they can if your lease is up, unless they have a reason for wanting your animals out immediatly (destruction, nuissance, etc. But if it is for other reasons, some of them will be fair and tell you that you can keep your pet (again as long as it isnt a nuissance, or destructive) but, if anything should happen to that pet, then thats it, no more. |

The amount of time you rent is not considered.
If you are on a yearly lease he can only change it when the lease expires and it is time for a new lease. He has to tell you 30 days in advance of the change, giving you the opportunity to decide if you will agree or move.
If you are monthly he has to give the same notice, but can do it any month.
There are no laws forcing the landlord to accept pets or to continue to accept pets. The only exception would be certified service animals, which are not legally pets but reguired for a disabled person. |

Please dont reply when you have no idea what you are talking about. Most of the others are right, it is 100% legal for a landlord or management to change a lease once the lease is up (generally leases run for 12 months). Regarding a pet, if it is in your lease that a pet is accepted there are usually rules that go along with it. In my building people are allowed to have pets, but must sign a paper stating if the animal does any damage, you not only have to pay for it, but also the animak will no longer be welcomed, and you will not be allowed another. Not all have this, but a lot do.
Whether this is your case or not, I dont know, only you do. But I will tell you this, if for some reason they want an animal removed off their property before the lease is up, they have every right if your animal is causing issues with the property or even other tenants and/or neighbors. If this is not the case, and you have a lease that isnt up yet, you will need to rehome your pet once the lease is up unless you can work something out with the landlord. |

MIND THE GAP

When your lease is up (most leases are for a year) the landlord can change the lease any way they want UNLESS you live in a rent controlled area. |

Yes . Usually a lease is good for only one year, If the lanlord choices to add or remove details on his lease after the year, then it's his right to do so, but I cant imagine if you've lived there for ten years with an animal, that he's put a restiction against you. He may have changed his lease over the years and has added this to his lease. You may just want to call and talk to him/her about this. I'm sure they dont want to lose you after ten years unless you've become a problem with them and they're just trying to get rid of you. |

probably, by giving you 30 days' notice. however many things in life are negotiable. IF your pet is good, doesn't mess inside, doesn't bother the neighbors, etc (be honest -- everyone thinks their furry friend is perfect even when they're a total menace) he may be willing to let you keep the critter. you may have to pay an additional pet deposit to cover the possible cost of cleaning the apt when you move out and they have to do extra cleaning due to the critter. |

YES, when you sign a new lease.
Can't be changed during the term of an existing lease.
Suggest speaking with landlord as a longterm tenant and ask if this can be worked out.
Otherwise it might be BECAUSE of you and your pet that the changes are being made. Have other tenants had reason to complain about your pet? Have you cleaned up after your pet as a responsible pet owner? Has your pet damaged the apartment? |

I believe they can when the lease term is up. You can read about your right's as a tenant at this free site: http://rentalrights.net/
Good luck. |

No he cant, if he accepted your pet once he cannot take that back. Check if there are other pets in the house, maybe in other apartements, that would also be a reason why he cannot deny your pet.
For the future, always get the pet listed in the contract. |
