Can a landlord complain about sex to me verbally ?
My landlord of 3 months came by to water the yard, and was mad because I had the plumber who she told me to call fixed the toilet in addition to the water heater, and then bitched me out because of my girlfriend and I having sex!! Is that legal?

Is it legal for your landlord to complain about you having sex with your girlfriend? Sure.

It's also legal for him to complain that you eat cereal in the living room, that you leave lights on after leaving a room, or that you sometimes leave the toilet seat up.

Some people love to complain.

Any and all repairs should be approved by the landlord before done.
If the plumber came to fix one thing and fixed a second item you needed to call the landlord before repair was done. The landlord probably would have been OK with it if you had asked first.

As far as the sex goes... The landlord can only complain if she or other tenants can hear you.

Is what legal? She can complain to you about anything she wants. She probably can't evict you for it, but she is able to talk about anything she pleases with you.

That, or her psychic abilities are real, and I'm not betting on it.

Still, the surprise would be if you weren't having sex. Unless you were excessively loud and raucous (banging the neighbors's walls, while she screams for more), she has no grounds to give you a warning.

My experience tells me landlords are among the homeliest people. They don't seem very pleasant, just like their offices. They are not highly educated; and if they come with preconceived notions, about premarital sex for example, they appear tactless enough to impose their prejudice on you.

You know, by exercising their "*****" button. If she mentions sex again, ask if she'd like a schedule.

Uh...maybe not the sex part, but I guess he can ask you to keep the noise down to a reasonable level after hours. There's probably a noise clause in your lease or rules.

It's legal just not polite. I would just beat him out on rent - when you decide to leave just don't pay last 3 month's rent and go.
