If the lease term is coming to an end, the landlord could give notice to the tenant that the lease will not be renewed.

In California you can give a sixty days no clause notice to move out. All the manager has to do is to get you a written notice to move and she doesn't have to state a reason.

If you are not moved out within the sixty days, you will receive an eviction notice.

Month to month leases are just what they say, by the month. They can be terminated with a notice stated in your lease usually 28 days. Few rights if any in some states other states renters have more rights but the owner does own the property and may need it for other purposes

If you have a month to month lease instead of a long term lease, they just have to give you one month notice. No reason needed. Long term, they must give you documented reasons for the termination of the lease.

You can be evicted for breaking any terms/conditions on your lease, even if you are paying the rent. In my experience, one of the most common reasons rent-paying tenants are evicted is excessive noise complaints (particularly in apartments and condos). Common lease violations also include having pets, smoking in non-smoking units, or adding on residents not listed on the lease... although most landlords will not evict you for those things, they can if it violates the lease. You can also be evicted for using the home in a way it is not zoned for (running a business out of your home in an area not zoned for commercial use) or for doing illegal things on the property... using/selling drugs, growing weed, running a meth lab or brothel.

Sure if they violate the lease in some other way.

To many to list. Any lease violation can lead to eviction. Rent paid or not.

An eviction can happen for reasons other then not paying rent.

Violating the rental or lease agreement. Any clause in it.

Also, if you were given a 30 or 60 day notice to vacate, that isn't necessarily an eviction, it's a notice to vacate by a specific date. If youd on't comply, then you get the eviction notice and the eviction process gets started.

I would ask the landlord why they are evicting you, though it should be stated on the notice. If it's a lease agreement violation, you usually have a specific number of days to rectify the situation.

Yes, there are several things a landlord can evict for. Read your lease, there are many ways to break the rules for which he could evict you. He can also simply choose not to renew your lease, which is not an eviction, simply a nonrenewal. He does not have to give any reason at all if that is the case.

"eviction" is an order issued by a judge - do you mean the landlord has said he wants you out? - then, unless you have a lease, you must leave in 30 days

they cannot evict you if you pay the rent but they could give u a 30 days to move without reason..it will not ruin your credit.
