BIG BUBBU B | Can a landlord legally show up unexpected and search your House? |
search for clothes, rooms, cupards ect... to see if another person might be living there. |

No. Landlord has to have a reason and your permission for entering the premises. My sister-in-law suspected that the manager of her apartment building was entering while she was gone. She carefully arranged the wrinkles in a throw rug just inside the door, so she could try to determine if it had been disturbed in her absence. |

No, landlords have to give written notice 24 hours prior to entry. Your landlord is in violation of the law. |

Yes, a landlord can show up unexpected and search your house, but only if you let him in. You didn't tell me what state you lived in, but usually a landlord has to give a 24-hour written notice before he enters your apartment. Read your lease, it will be stated how long of a notice he has to give you. You have a right to refuse him entry if he does not give you notice and just shows up at your door. |

This depends on a lot of things. If the apartment is legal, he could use some excuse like he went in because he smelled smoke or a gas leak.
If it's an illegal apartment, then you are both screwed because your landlord is earning money illegally that he most likely is not claiming taxes on and you are residing in an illegal apartment that could be shut down and you would be on the street.
If you have a lease, read it. If it doesn't say anything about changing the locks, I would do it. Then he can't get in.
Good luck! |

Laws vary in different states, but mostly landlords are supposed to give you 24 hour notice before they can enter and inspect the house you rent from them. As long as you're paying your rent, that house is yours. If that happens, call the cops and have the cops pack the landlord out in cuffs.
I'm a landlord myself, and I would never imagine I could get away with that. |

If the landlord shows up unexpectedly, knocks and you let him in, you have given him permission to enter. If he starts snooping around and you do nothing to stop him, you have allowed him to snoop.
You do not have to allow him entry unless you have gotten proper written notice. If his reason for entering is for an "inspection", then he has the right to go in each room, open closets, cabinets and cupboards that are his property.
He does not have the right to go through your dressers or bureaus. |

no they have to send a note 24 hours earlier saying that they will check your house |

In Arizona it is a 48 hour notice.
But, they can always use the old gas smell trick.
You have rights, use them. |

In most cases, absolutely not. The only exception to this is if when you signed a lease, this exception was listed. If you have a copy of your lease, I would suggest double-checking first. |

Not unless you have turned in something to get fixed. Otherwise, they have to give a 24 hour notice to enter the apartment or house to do things like inspecting and bug spraying. |
