Can a landlord refuse to rent to you if you have poor credit?
I have poor credit but a good rental history and I make 3x the rental amount.I have paid off all my debts and I live in WA state.

well I'm in the military and when I rented my last apartment they waived the $35 fee that they usually use to run the credit check I guess.So if they waive that then they don't look at the credit report right?

Absolutely. If you have proved yourself to be irresponsible with money, then why should a landlord trust you with their property?

Yes, a landlord can turn you down if you have poor credit. Poor credit is an indication that someone has been having problems replaying their debt for whatever reason. I would suggest work towards fixing your credit. It not enough just to have a good rental history, all your payment histories should be perfect.

Till your credit is back up, you can may be use Section 8 rental assistance program to rent houses.

If you have a good rental history, with NO evictions and NO late rent, your credit history probably won't hurt you. I just rented a new apartment and my credit sucks, too. I DO, however, have nearly 15 years worth of impeccable renting history - I've never been late ONCE with my rent, never been subject to eviction and never had any complaints.

Yes. A rental contract is, after all, a contract. The landlord allows you to live on his/her property, and you promise to pay. In essence, that's a credit agreement. Since it is difficult (and expensive) to evict someone who does not honor the agreement to pay, many landlords will base their decision upon a credit report.

Secondly, paying 1/3 of your income is just barely OK - unless your utilities are included. Ideally housing should cost no more than 1/4 of your income - especially if you have other expenses. And good for you for paying off all your debts! I expect you will find that your credit history may not be as bad as you think!

not necessarily. sometimes if they require a credit check, you can ask not to have one done but end up paying a high move-in fee.
