naenae | Can a landlord tell me that i can't pay my rent in two payments? |

Yes.
In my state, let's say the rent is $600 a month, and the tenant gives me $300 on the 1st of the month and I accept it....and let's say the month ends and I don't get the other $300.
The landlord cannot file for an eviction based on non-payment because SOME rent was paid and you accepted it.
That is why landlords won't accept partial payments. |

I believe so. No landlord would want to handle 1,700 clients paying in multiple payments, that adds a lot of overhead/cost. What if some people wanted to pay weekly, and others paid daily?
If you're having trouble holding onto your cash, try sealing it in an envelope. If you're having trouble with it disappearing, buy a small safe. |

Yes. In a few states accepting partial payment of rent can stop the landlord from being able to evict you until the next month. Because of that landlord's will only accept full payments for rent. |

Yes they can. They have the right to expect your rent payment on or before the due date. If not, they can give you a 30 day notice to vacate. However, if they accept the particle payment and you pay the entire amount as agreed, then they cannot terminate your lease. |

Yes, the seller of anything, (in this case what is being sold is a month's tenancy of a residence).has the right to decide what are the acceptable terms of payment. Think of it this way, when you buy a "Happy Meal" you can't just pay for the Hamburger, eat that , and then pay for the fries! you have to pay for the whole thing then you get your toy! |

Yes he can. He may need his full rent to meet his own expenses for the month. If you can get him to agree to 2 payments expect to pay late charges on the portion that is late. |

It depends on the wording of your lease. If payments are to be made in advance at the start of each month then if you make two payments the month before the payment is due your fine (so long as the total for the uncoming month is paid by the due date).
If however your lease payment is due at the begining of the month and you make 1 part payment then and 1 payment for the balance later in the month you may be in breach of the lease.
Just from leases I have had dealing with it may also be specific on how, when and where payments are to be made, if so you will probably have to follow the requirements of the lease.
Hope this helps! |
