Can a landord accept a video tape for an inspection instead of coming to the house?

I agree with all three above responses.

This is one of the most unusal questions I have had to confront in 20 years of being in the rental business.

Actually you are the one that is invading the LL's privacy. It is his unit, not yours, but he lets you stay there as long as you pay rent. You signed a Lease that says what his rules are, and in that lease it says "Right to Inspect" and you signed it..

How many other places have you rented? How many units did you look at while someone was actually living in the apartment? Did you ever think you were invading their privacy, or it was OK since you were just looking??

Maybe you are really a dirty slob, or just afraid that your crossdressing cloths might give you away.. Just kidding about crossdressing, but you get the idea.

I have to enter my units at times to change filters do leak checks, and Battery in smoke detector checks twice a year. A video will not do the job. The city also does a walk thru every unit I own every 3 years as part of the housing program. Try to give them a video LOL

To tell you how rough the city is, they once wrote me up for a dirty bath tub, It had not been cleaned in months, and was really nasty, I am just glad that they did not look in the toilet..

Privacy?? Buy your own place.

This exactly why people buy homes. When you rent you do not have any rights to the property what so ever. If something breaks you cannot fix it, the landlord has to. If your lease is up and you want to extend and they would like to sell or rent to someone else, you are out looking for somewhere else to live. Realistically as a renter you are at their mercy and that is it. It is the landlords right to inspect the property whenever by giving you notice. Is it an invasion of privacy?? Maybe, but again you have no leg to stand on cause you don't own it. Good Luck!!

Why is he inspecting the place? Is this in your original lease? If it is, then you have no choice but to let him inspect it.
If this is for something like section 8, they do yearly inspections and they will come in your house anyway.

He is probably going to look for things that are broken or missing. Ex. cracked outlet plates, loose doorknobs, missing window screens, making sure all the plumbing and appliances work. I sincerely doubt he will accept a tape. Just make sure your place is as neat as can be and check all those things I listed above. A box of 10 outlet plates will run you about $2 at home depot.

CAN they, yes, if they WANT to.

SHOULD they, no.

They have full legal right to come in and do an inspection at their leisure as long as you are there, if not, they have to ask for permission to enter without you being there.

I am a landlord, and would never, ever, let someone send me a video, and if someone had a problem with me going into the place, I would ask for an on-the-spot inspection, and bring a cop with me in case someone tried to get difficult with me, which is also in my right as a landlord.

He can, but probably won't. Would you buy a house that you only saw on video or sign a lease with only seeing a video? As for the whole invasion of privacy issue, you are living in HIS property, so you already agreed to give up part of your privacy when you signed the lease.

Uh...I think you forgetting the cardinal rule here.

You are RENTING, you don't own. It's not your property.

The landlord only has to give you a 24-hour notice for any non-emergency reason he needs to enter the home....and he doesn't have to give you the specific reason.

It's his property...he has a legal right to inspect it to check on maintenance, check for pets, plumbing, electrical, etc.

I dont think you are concerned about your privacy, I think there is something you don't want him to see.

i have rented homes......for over 20 years..and would really love it..
i would also take in my own video......and do a side by side comparison

where i live you can do inspection giving 24 hours notice..or zero notice if it is "emergency"..

there is obviously a reason why the landlord wants to go in..

last home i went into was because the hydro,heat,electric spiked to double..and the heat was at 74
they denied it..so i had to assume the furnace was shot..and paid to have the furnace check..the furnace guy and the electrician..all said "grow up"
so i went in and did the inspection..
they were "nudists"
i put a lock box on there heat and electricity..cause where i live they hydro guideline is 61-70.. (not 74 as they were doing)
well if they didn't want anyone walking in on them..they should not have lied about the heat and electricity..


(no i didn't video them nude had my video but didn't)

Document the condition of the unit when you leave how ever you like, it is for your benefit, the landlord has thirty days from when you move out to return your security deposit minus any deductions for damaged, if you dispute the damages then your video will be your only proof that the damage claim is false

The bast majority of leases have an inspection clause. It is a method landlords use to protect their property. They come by and take a look to make sure the property is being reasonably cared for, the appropriate amount of occupants are there, you are not violating the terms of the lease in some way, etc., etc..

I highly doubt any landlord would accept a video tape rather than doing an actual walk through.

If you feel it is an invasion of your privacy, you are going to have to buy your own place. I don't know of any landlords that do not inspect their properties.
