Hey there. I used to work for a mortgage company. There are financing options for 100% mortgages but unfortunately you have to have great credit or if you do not have so great credit then you get hit on the interest rate. Be careful of this ... you may not think that 7 % is a lot - but over a course of thirty years you will have paid for your house - twice.
There are programs through all communites that assist in first time home buying. I live in Louisville, KY and here it is called RIVER CITY HOUSING. They provide the down payment for you. And you do not have to repay it if you stay in the house ... x number of years. Its like a gift...so to speak. I would call around your county clerks office. And go from there. Most mortgage companys will know nothing of this service - or may just not want to tell you about it - I would advise looking into this further.
Also, another point of advice - you DO NOT have to pay points. Mortgage brokers get paid from the financing company. The points you pay to close/do the loan is just an added bonus. : ) |

Yes you can get a 100% percentage mortgage with some lenders. Depending on what country you live in!!Nationwide Building society offer 100% mortgages and so do Northern Rock , you may find the rates are slightly higher though. |

Yes, easily. You don't need excellent credit like some of the other posters have stated. You can qualify for 100% financing with a credit score as low as 580 and roll in all the closing costs.

The only instance in which I know this can happen is when someone is a first time home buyer. Then, there are only a few mortgage companies and banks that offer this. I know of a few people that have done this but they were also low income and went through FmHA. Do some research and make some calls.
