lizxilef | Can a person with an income of about 25,000 afford to buy a 200,000 dollar house? |
I am having an argument with an individual and I am arguing that a person with an income of 25,000 and has five children cannot afford to purchase a 200,000 dollar house. He says that that person can. The person is paying 900 dollar monthly payments and was supposed to pay it off in 15 years. I'm sure MAYBE its doable, but the life that person would have is not good especially with five kids. No savings and no retirement. Logically, that would not be a smart move, not affordable right? Additional Details thanks! Fantastic! This kid just doesn't get it. Also, he has a mercedez and is making about 500 payments! INSANE. |

Sure it would be "doable" but very very stupid. I make more than that and my house cost under 100K and I have pretty low real estate taxes. Sometimes I am only able to put away $100-$200 into savings per month. I do put a lot into retirement, but I consider that to be my main objective at this time.
I don't have any kids or any pets, I have a VERY strict budget, my car payment is only $300 and I spend under $100 per month on gas. I don't see how anyone could do that unless they use the government for healthcare, food stamps, and welfare.
This person sounds like they're quite superficial and they want everyone to think that they're successful, no matter how much debt they have. Definitely a poor idea to take on a 200K house with that low income.

This is a bad idea, unless he can find a duplex where one of the units will assist with the payments of the other unit that this person will live in and the cost to them is no more than they are currently paying for rent. Something to remember: Real Estate is not an asset unless it is making money for you and it is not on the Asset Side of a Balance Sheet unless it is worth more than you owe on it. |

Not feasable without a substantial down payment, we sometimes struggle to make the payment on our $200,000 mortgage and we make more than double the amount you indicated. |

Listen this is why the US is in the situation it is in now. Tell that person to keep their @ss away from a $200,000 home |

in the UK they used to set the limit at 3 x your salary for a mortgage = 75000. No deposit is not good pay it off in 15 years!?
from the internet using fixed 5.75% interest rates
Result:
Monthly payment: 15 Years
Interest rate: 5.750%
Loan amount: $ 200,000.00
$ 1,660.82 a month
Using wiki his take home pay is approx $1562 month
NO WAY |

yea if you ut down a $180,000 down payment.....people buying houses and not being able to pay them off is the main reason why our economy is failing right now |

its not quite possible but if they could do that, many people wouldnt bother getting BS. |

In theory would be possible. But it depends on a lot of things. You can live much cheaper in a smaller city than in a big one. But if you can only rely on those 25k income then my guess is not really possible. |

Well the only way they can do it and SURVIVE and give the children food and substantial clothing is to wait it out somewhere until they can save up a bunch of money, then just keep working hard when they actually get the house. But I would think they would have to save up a lot of money first to get the ball rolling. |
