Can a renter refuse to give me access to show my property ??

Depending on local laws in your area, so long as adequate notice is given they cannot refuse. In Australia that is 24 hrs written notice.

Usually this is stated upfront in a lease. MY lease states that the property can be shown 30 days prior to the end of the lease. I would serve them a 24 hour inspection notice, and see why they wont allow you to show the property.

it's the same in the U.S. 24 Hours notice to enter the apartment.

If she is there though and not happy about you coming in, she may be able to turn off perspective renters....."Did you ever take care of those roaches in the hallway?" etc....

In our leases, "reasonable notice" is spelled-out "in plain black and white":
"As stated in the lease, "reasonable notice" means not less than two (2) hours notice nor more than twenty-four (24) hours notice - as the landlord or agent decides."

We can't make it any clearer than that.

In the U.S., you can refuse in most states.

In PA and I would think in all states a tenant can not refuse you access as long as you give them 24 hour notice that you are coming.

Yes they sure can. If they say NO that means NO. If you have permission is one thing but to give a notice to enter to show the property to new renters. Would require a 48 hour notice. And if they said no and you enter anyway. What happens if the renter is in the shower? I would just let them get out and show once vacant.
A 24 hour notice is required to enter with permission from tenant. 48 hours without permission.

hello. i am nick. i have 12 rentals. i have seen it all.and i have evicgted many due to problems like this.

first-your lease must say month to month.

you should saY 24 hrs notice to show property for sale.

if they do not open the door, you cannot open it.

you must give 10 dAYs notice to movel, which they will not do.

next step, file at your magistrate to recover property/evict.

you get a couryt date maybe 3 weeks out.

you show up and say lease is ov er.

you should have last month in escorw-if not you lose.

in the end, you lose by not getting rent to show it.

plan ahead-that is all you can do. do it in the lease.

I believe each state has its own laws on this. You could call a real estate attorney in your area and ask them about it. I'm sure they'll give you the answer over the phone for free.

You can enter the property for any non-emergency reason with a 24 hour notice, at reasonable hours of the day, and there isn't anything they can do about it.

Keep in mind there isn't anything that states she has to keep it clean.

We have a renter that we have already served the 3 day notice. That was up Thursday. I want to inspect the property. Is 24 hours enough time...there phone has been disconnected. They are behind in rent and have done damage to the property that we can see from outside.(broken glass in front window). Want to tape a notice to the door informing them of our intent. State of Florida
