Can an apartment complex find out if youv'e been evicted from another apartment complex?
My friend lied on his app and said he lived with his father for the past year when in reality he was evicted for non payment at another apartment complex, but this place he's at now has already accepted his app and he's moved in. usually an eviction is filled at the courthouse of whatever county your in, and it is a matter of public record,
if the place your trying to rent from now checks it out they may not rent to you.
my mom is a manager of some apartments, i see this happed a lot
and they can evict you for falsifing your lease
don't believe the other people that say they can't
i see it happen first hand
and to the people that say apartment managers don't look into the personal life of tenants, your wrong, they check everyones records to see if you have any felonies and things like that

but just lay low and don't cause any problems they may not find out

Chances are pretty much slim to none that they will find out if they already accepted the aplication and he is moved in. When we approve tenants we do a one time credit check and employment and renting history check and if they pass all requirements then the are pretty much good to go!

They can easily find out. Most appartment complexes compete with each other for tennants AND share a list of bad tennants. Further they can always evict based upon many factors including the terms of the lease.

it could work they have ways to find that stuff out i own houses and when i let the people move in i check all that stuff and see there past residence cause its not good to have people who dont pay on time and stuff like that they usually become a headache to your buisness

I doubt they will. It doesn't sound like they pulled his credit report to check his credit history (if he stiffed his previous landlord, the rest of his credit is proably pretty iffy, too.) As long as he keeps his payments up to date, he shouldn't have to worry.

It's possible that they could discover his untruthfulness. That would be immediate cause for eviction, if the landlord chooses to follow that route.

In reality, chances are low that they will now look into his record, since he has already gained occupancy. As long as he honors his contract, he's probably good to go.

Hi,
An eviction is a legal matter and a record of the court system. It stays with the person for many years, and if he lied on his app. about this, it could be a point of contention. To all would be cases of evictions take note! This guy could be directed to leave just by lying. Pay your rent and don't break your lease. It's that simple. Now you are all nervous about this and rightfully so. He may want to be more honest next time.

It sounds like they did a lousy checking job. So they deserve to have him as a tenant. Sooner or later they will catch him doing the same thing there that got him evicted previously and toss him with no second chance.

A bad past never stays hidden nowadays when it is so easy to google. One of the sites charges 10 bucks and will tell you every place that someone lived, what their phone number was, and who their nearest neighbors were. It is hard to hide a past when that option is available.

No, they most likely will not find out he mislead them. If he falls behind in the rent, he will be in the same boat, again.

Businesses, especially apartments, have only so much time and money to do background checks on potential customers/tenants.

I don't think it ever "works that way". The landlord, or manager, obviously felt that the "deposit" and their "eviction" policy would cover their concerns in case the person is less than stellar.

Don't worry about it, if you, on the other hand, rat out your "friend", he could file a complaint against you for interfering with his right to live peacefully.

If they already accepted him, then I don't think much can be done. They would have done all checking prior to letting him move in. So I think it would be ok.

Well it does pay to be honest, but if they accepted him already he should be good to go. I once left a place and didn't pay for the last 5 mo because the landlord refused to fix anything, I was able to rent a 3 bedroom townhouse that cost more and then a 2 bedroom apt for 3 years after that. I don't think they ever checked. Eventually the 5 mo rent I owed came off my credit report because the slum land lord knew he was wrong and I threatened to sue him. Also my sister was evicted once from a house and she was able to rent two houses after that. It depends on where you live and if the rental places are desperate. Here in Michigan in the Metro area they are very desperate for renters right now.

if the apartment complex that evicted him, is a member of the credit bureau and reports to the credit bureau then on day soon that eviction will be on his credit report.

If he rents apartments from complexes that are not checking credit history then no they will never find out
If the complex that evicted him never reports to the credit bureau no other creditor will ever find out

However it's probably just a mater of time before his situation catches up with his credit information, that will not be grounds for the current apartment to evict him, But it may make it difficult to get another lease from another complex in the future

YES. im an urban planner/ property owner and in illinois rental companies can look at your credit history and your eviction history in relationship to delinquincies on rent, non-payment, or evictions due to other circumstances such as rule violations or lease violations. Im sure it is the same in your state. In his situation its seems that the apartment rental company did not verify his information or they checked and gave him a break. If they did not check and verify and in the future they do check they can terminate his lease and evict him because he lied on the application.

He could be evicted if they find out that he lied on his application.

But in reality, if he's already been accepted and moved in, there isn't likely to be any more checking done unless he does something at this new complex to get himself into problems there.

Didn't they run a credit check? Their tough luck if they didn't do that. At this point, it seems unlikely they will find out. They usually ask for references from previous apartments.

Ummm. . yea. . .they do a credit check and a backround check on you when you fill out the application. Lying on an ap is considered fraud, I'd highly wouldn't recomend it.

Sounds like they did a credit check & he met the requirements. But evictions don't come out in the 3 major reporting agencies, some apartments do a check thru a different agency that most apartments report non payment, evictions etc. They probably didnt run this check or the previous complex hasn't reported it.

I think they may be able to pull it up and possibly ask about it if it shows up on his report. I usually put i lived at my parents than my last apartment just b/c i hate remembering all the addresses, references, etc. I don't think it should be an issue, as most complexes are not going to go too deep to allow people to live there. NOW that he's already accepted and he's moved in, they're not going to question his last place of stay. So he has nothing to worry about..if they had a question about anything, they would've asked before they accepted him. They probably wont look at the paperwork twice, y'know? he should be fine. As long as he doesnt make the same mistake again!

No, most apartment managers don't spend their time snooping in their tenants personal business. Their job is to fill the complex and get the rent. Your friend is fine, until he doesn't pay his rent...Then he'll have problems again. Eventually, his behavior will catch up to him and he'll have a tough time finding a place that will accept him. He needs to get his act together!

They already accepted him and cannot evict him unless they say he lied. I think they will go by more of what he does at the current place. If he doesn't pay, the same thing will happen. I was evicted from somewhere and told the other place why, and they accepted me. I had two roommates and the rent went to a different state at that time and one roommate lied to me and told me her boss paid it because she didn't have a checking account. I was paying my share and half of the other roommates share at that time.
