yes i can help, most banks will give you 3.5 times the main earners salary and one half of the second persons salary as a rule for a mortgage,
so if your other half earn 30.000 a year they would give you 105.000 for him and if you earned 20.000 they would add another 10.000 to the money they would loan you, there is some people who would give you more, the alliance and leicster is doing some great deals just now and its worth checking out their website and fill in the calculator on line, it will tell you exactly how much they will offer without any obligation, if you are first time buyers you can get 100% of the value of the property you are looking for,if not 95% is the most you will get,,in other words if the property was 100 grand they would offer you 95.000 and you would need a five grand deposit,
the biggest problems in getting a house is offers over a certain price, these deals cost you a fortune in survey fees and should be avoided,,look for a good fixed price house for sale and go for it,

In the US, we go get preapproved first. Go to your bank or a reputable lender and give them all your information (including paycheck stubs)and the bank would get you preapproved and tell you how much you can pay for a house based on your income and your other bills.

Then after you have a price set by your lender, you can get a real estate agent and go shopping. :-)

Check the rates and use a mortgage calculator to determine what you can afford on a monthly basis. From there you can see how much house you can afford.

Most bank websites have a mortgage calculator online.

YEA DON'T use the abbey national i lost my job in march & thay just just dont giv a dam!! iv only got a small mortgage & not mist a payment in 10 years. thay wont be keeping my custom as soon as im working again and the goverment wont help even thoe iv paid full tax & stamp for 23yrs!! (idear) should apply for esilam mite get some help insted!!!

Speak to your bank and have the types (repayment, fixed, offset, flexible etc) explained to find the type you think suits you best. Your bank will be legally obliged to explain which companies products it sells. There are thousands on the market so don't pick too quick. Take some leaflets and read at leisure. Don't be pressured.
You can find this on any bank website, which will also give you an idea of how much you can borrow, and expect to payback per month.
Be careful about tie-in periods, and arrangement fees.
Try getting What Mortgage magazine, look in finance sections of papers to see the best deals.

As you say "we", I assume you are buying jointly with a partner. I also assume the figures you quoted are your gross salary (before tax).

Traditionally, lenders would lend 2.5 times your joint gross income, this would equate to roughly £131,000. Some lenders may lend 4x your combined salary, which would equal £210,000, but I'm not too sure as I've only personally had mortgages on a single basis.

I would go to your bank or building society first and find out how much you can borrow and then look at properties. Take your time to investigate a mortgage offered and then take it from there
