This is what I do for a living. I encourage each one of my clients to do it on there own, a month later they are behind another month and even worse off back in my office and then do for them what they could not do on their own. I have a 98% success rate. The other 2% are in process. I can at least talk you through your options. You have some and its easier to do it today than when you are in over your head. It's called a Loan Modification.

In the UK there are a few ways you can try to reduce the payment with your lender.
If its a repayment mortgage you can ask them to stretch the terms to a longer one this will mean you pay over a longer term. It doesnt make a huge difference as we are only talking about the repayment of the amount borrowed
You can ask to move onto an interest only basis but this means there will be no way of repaying the loan when it expires. So there would be long term problems
If the problem is temporary they may accept lower payments for a period of time
Difficult in the current environment but try and find a better deal product (cheaper rate) from this or another lender
If all this fails then unless you can increase your income and/or decrease expenditure you are going to have a problem. Most of your mortgage payment and sometimes all of it is interest and they will want that covered regularly longer term
Please get advice from a CAB or CCCS or similar organisation who can help you deal with this problem in an organised way |

ive had a payment holiday on ours but i had to pay the money back the month later. I know a couple who are paying half payments for 6 months and they then add the rest outstanding onto the term of the mortgage. So its deffinately worth phoning them and asking them if they can help, or even suggesting if they can change it to an interest only mortgage and pay lower payments each month, the worst they can say is no so its deff worth a try x |

If you are having trouble paying your payments because of an adjustment in the rate, you might want to consider an FHA Secure refinance. However, if your loan didn't adjust and a you are simply no longer able to pay your mortgage due to other financial problems, it is rare that they will work with you. It costs a lot of money to modify a loan and you typically have to qualify under the new loan payments before the mortgage company will allow the modification. |

Be careful. Mortgage companies in the current climate are looking to claw money back through repossessions and are not being very helpful when it comes to struggling home owners...after all, they're struggling too. |
