No. Technically, if they have NEVER paid rent, then you do not have a lease contract at all. There was no consideration exchanged to commence a contract. The property was delivered without the agreed upon exchange. You have a squatter. Follow typical eviction proceedings

In BC Canada if the tenant doesn't pay rent you give them notice of eviction and they have 10 days to move but if they pay in that 10 days they are legally allowed to stay. The tenants have more rights than the home owners, sometimes its better to go through a rental agency and then they handle all of the bull for you.

In many states, judges tend to favor tenants -- especially if you gave them keys and allowed them to live there. After all, if they broke in and were there without your permission, then you should have called the police immediately.

You'll need to consult a lawyer, but you probably need to go through the normal eviction process (3-day/7-day/10-day termination notice, court hearing, sheriff removal, etc.). Google your state's landlord/tenant laws.

Well, no. However, you do not say whether the "tenant" was a houseguest who never signed a lease or whether it was an actual lease holding tenant. If it was a houseguest you can simply ask the person to leave and if he/she doesn't you can call the police who will remove the person. If it is a tenant who signed a lease, you must go through eviction procedures starting with sending a letter asking the person to leave (make sure it is a registered letter with signature required). You will then have to sue in court for unpaid rent (which you may never see).

If you legally own the property. You are the land lord, you have the right to evict. Just as stores have the right to revoke a car or electronic equipment if the customer does not pay.

If you own the property - you have the right to evict them. Give them notice to move - and advise them after a certain date/time they will be considered trespassing and you will inform the Police.
