laws are different from state to state, but I would contact a local rental service or apartment finder service in your area to see what they suggest. Seems to me, you can decide who can live there or not..... |

If she can't legally sign the contract, which is true unless shes an emancipated minor, and can't pay the rent, then theres nothing you can do. Go with your instinct and give her $ back. |

well you kinda did something a tad bit illegal... you should know that it takes a parent's consent for a minor but if she paid the deposit then maybe she's on point. don't get her hopes up and shatter them. that's just plain wrong. stick to your decisoins in life. don't back on them. what you throw out comes back. |

We trashed the house, got kicked out at the end of the summer, they tried taking us to court, lost, got fined by the city rental commission or whatever, and then we got our landlords partner for sexual harassment

A minor can break a contract with you, but you cannot break a contract with a minor. However, there are some exceptions. Only a lawyer would really know all those kinds of details.
Here's what I'd do - just tell her that you changed your mind & give her the security deposit back. Hopefully she won't sue you...but she could...but probably won't. |

Legal age depends on what state you are in. Some it is 18 & some are 21 years old. You need to find out.
Why would you place yourself in this position? Return her money & tell her you won't rent to a minor. She will only be problems for you anyway.
Someone told you to rent to her & then be more careful in the future. You must treat everyone the same or you will be in big trouble. You have to have leases & rules/regulations. You can't make up these things as you go along. |

Yes, because you don't have a valid contract unless a legal guardian signed one with you for her. Otherwise, she can't sign a contract, so there's no agreement. Call her, cancel it, refund her money, and tell her why. You could have a lot of problems otherwise. |

First Look up the federal fair housing act laws. Second, Is this minor imancipated? If you don't know find out I'm sure that will weigh in on your ability to discriminate because of age. |

Yes, absolutely. If she is not an adult, she cannot enter into any legal contract, so you have no obligation here. Return her deposit and explain that to her, or, ask her if her parents or some other adult can sign the rental agreement or lease, so that you have a legally binding contract with someone who will be obligated to pay the rent.
