It's based on credit, current debts, and income. Banks typically only loan up to 35-45% of your monthly gross income to be used as your monthly debt obligations.

So , add up everything that comes up on your credit report (loans, cars, credit cards) .

Then you take 35-45% of your monthly gross income and subtract that tally of what you owe other people. The leftover is what the bank will allow you to pay each month for your house (This must include Principal and interest, taxes, and insurance. Also homeowners dues if there are any-- like if you buy a condo).

Say you make 10,000 a month.
The bank will allow you to pay OUT up to 4500 in debts.
If you have 1500 between credit card payments and cars, that leaves you $3000 for the house payment.

On a $300,000 house, for taxes, insurance and P&I, in my area you are at 2,000. So A $300K house would be no problem in this scenario.

There is no possible way you will be approved for a $700,000 loan. Especially if you can't spell LOAN.

If you really want to move out - then rent an apartment. Even then - they will check your credit.

Well, since you can't spell I'd doubt you can afford a $700,000 house so don't worry about it, you're not going to get the loan. Loan = L O A N

First you must learn to spell. The word is loan not lone. Secondly, loan companies and banks want collateral and/or a work history to consider before putting out that much money. It is a risk for them as they may never see it again if you default. Go talk to a bank or six and some loan companies and see what they have to say.

to get a home LOAN, you need great credit and a big downpayment if you are looking at a $700K house. Usually 10% which in this case would be $70K. Good luck!

Well since you can't even spell loan. I doubt it. Whats your income? Are you a veteran? Do you have a trust fund. Why a house that cost so much.? Do you have a down payment?

Yes, spelling will help. You'll also need a decent credit score (at least above 650, & probably higher) and decent income. Generally lenders start getting concerned when your Debt-to-Income (DTI) exceeds 40%, so you should have at least a low six-figure salary. Most financial advisors would advise you to not spend more than 1/3rd of your income on housing, so that would put you at about 170,000 of income.

If someone pays you that much and you don't know how to spell loan, please let me know what you do so I can get the job and excel at it and get even more money than you.

You pay them back via being gainfully employed. A mortgage company or a bank can assess your income and give you a dollar figure of what they'll be willing to loan you for the purchase of a house.
