I am buying a house and had home inspection yesterday, found out there is some things need repair or replacement like shingles roof missing and damaged tabs some are improperly spaced and appear to be allowing water to run under the lower shingles, shingles along the bottomof the roof are not adequately secured,caulking replacing around windows and doors,door trim rotted(bottom part),garage door not working properly,minor things from laundry room like sealing the pipe to the base of the washing machine and door rubs the casing, bathtub faucet leaks,exhaust fan in bathroom did not function,overflow pipe in bathtub and is very loose and tub stopper did not function,bathtub drains slowly,sinks pipe leaks,tub faucet is loose inside the wall(2nd bathroom),drain pipe leaks,toilet is loose to the floor, need extending bathroom vents into the open air in the attic as they are now venting into the insulation,drain pan not installed on base of water heater,air filter in the base of the heater unit is congested and is improperly sized, replace missing insulation on A/C coolant lines, and a few more...The house price was $134,900 and I make an offer of $130,000 and pay all the closing cost and prepaids, the seller accepted..,now i had the home inspection result can I ask the seller to lower the price? now that there is alot of things to do in that house, alot of repairing...please help me....and also the seller said that she only pay up to $500 if there is repair to be done after the inspection... |

How much do you like that house and how long do you intend to wait for possession? If the house is popular and others are bidding on it, I would snatch it up. If you feel that this is NOT the case, then ask the seller for that consideration. Remember, the person who owns the house can change his/her mind and take someone else's offer. Many folk have lost a house that they wanted for the very reasons that you have stated. There is nothing wrong with what you feel. The owner may decide that he can get a 'sale' without doing all that you request. Then you will not be able to buy the house that you want. It has happened to me and others that I am well acquainted with. I wish you much success. Remember this, What shall we then say to these things? If your offer was conditional on the results of the home inspection you can withdraw it and make another. However the seller does have any obligation to even look at it never mind consider it. If your offer was not conditional you don't have that option. |

we are talking that there is a considerable amount of money that has to be spent to fix that house, if I was you, I'll talk to the lady and tell her that you will have to spend about 10 grands fixing it. If she doesn't agree with you, you don't have to buy that piece of trash. Don't be fooled. There could be lots of wood rotten inside the walls (studs), and plywood, and it is not cheap to replace. |

You can request anything as long as you do it before the contract is signed and you make sure it goes into the contract. |

As long as you didn't accept the property as/is and you are in your inspection period you can ask that the seller either reduce the sales price, make the necessary repairs by a insured repairman or ask for a credit for X amount of dollars at the time of closing. The Seller will either accept or reject it. |

hopefully the contract was written with the home inspection being ok for the price. otherwise i don't think you can change the price. you can always ask. |

as long as you didn't do it in writing I don't see why you wouldn't. what did your agent say? they should also advise you in this, if not consult a lawyer in your area that deals in real estate since real estate laws differ from state to state. |

Sure you can, but you need to tie it to the repair/replacement of the defective items. The seller in response can repair/replace the items, give you a reduction in price, or say no. |
