If you secure the loan with a second lien on your house then you must pay off both upon sale of the house. If you are taking the second loan with the specific purpose of improving the value of your home (do your homework on what acutally improves the value of a home) then taking the second mortgage may be a good idea.


Landlord
It will be pretty expensive, as most loans have a 2 year prepayment penalty attached to them. You would save a lot of money just selling it now and not waiting.

You mean a second mortgage?
Some peopel do that if they need money to make repairs before sale. You just have to make sure you sell the house for enough money to cover both mortgages, or you won't be able to sell - the banks will stop the sale because they want the money

Yes-but be careful & read the documents carefully. You DO NOT want a pre-payment penalty in your note/mortgage. A pre-payment penalty means if you pay off the mortgage early, usually in the 1st 3 years, you have to pay extra money to the lender to cover expenses, interest, etc.

Yes you can. But you will have to pay it off when you sell your house. The rate you should pay is from 7.5-11%. It depens on LTV and credit. If you go with a HELOC you will have a $300-$550 penialy if you pay it of in the frist coupel of years. But a Fix end 2nd would not have that.

Not sure how you would secure a loan on the house without taking out a second mortgage, which would then be paid out of the proceeds of the sale.

You might just try a Home equity Line of Credit (HELOC),

Typically no prepayment fees.

Interest rate close to your home mortagage interest rate.

Even if you get it and then decide never to use it, you won't pay any interest. Interest is only charged on money that is used. For example, if you were to get a HELOC for $20k, but only used $16k fixing up your home, you'll only owe interest on the $16k, not the entire $20k.
