Can landlord have people viewing our home, after we have given our 1 months notice in?
Considering that we are obviously packing and want to clean the general mess, it seems like it might be him just wanting to see how the state is, he is an awkward landlord, one of the reasons why we are moving out!
I appreciate he needs to rent it out again, but surely, as we are still paying for it, it is still our home.

Can someone tell me if he has the right to do this? And if so, what rights do we have, e.g. Timing, etc.

Even if you have given notice that your are terminating your lease or tenancy, your landlord is NOT legally allowed to allow anyone into your home UNLESS you give him/her permission to do so.

Although he/she permitted to enter the property you are residing in, he must make arrangements with you for a convenient time and date, unless there is a serious emergency, for example, a major water leak.

To simply enter your home to show someone around with a view to re-letting is not permitted without your prior consent.

not sure of the lagalities. I have a good relationship with my tennant, who is leaving on July 20th. I spoke to him agreed a date for viewings and advertised it stating viewing date and a time period (between 12 and 1 in 10 minute slots). Maybe a suggestion like that will work and minimise any inconvenience?

You are the tenant until the day your notice runs out. You have the legal right to refuse anyone entry to your home.

I am a landlord and the only legal access I have to my own property is for repairs, maintainance the a bi-monthy inspection.

If you dont want someone in your home then dont let them in. and if he doesnt like it tuff. If he has got a key and comes in while your out I personally would phone the police and get him done for tressspass.

Of course the exact verbiage of the law will vary depending on the state in which you live but in most cases the simple answer is yes. He does have the right to show your apartment to prospective renters. Now in my state the law requires in any instance that they give you 48 hours before entering your property unless otherwise approved by you. My advice is to do a search to see what the law says for your particular state or simply tell him that you need notice so much time in advance before he brings someone over. You can't really expect too much here though, you do have rights as a renter, however you do not own the place so your rights are limited. Hope this helps.

It's usually stated in the lease that the landlord has a right to do this, within reason (no showing up at midnight etc).

The state of the flat does not matter until you move out, but if he is a problem landlord make sure everything is absolutely spotless!

The landlord can ASK for access to the property, giving 24 hrs notice, but he has NO legal right. If at anytime during the tenancy, he wants to enter, and you are unhappy with this, you can refuse and there is nothing he can do. If he enters after you have said no, then he is trespassing, and breaking the law. You have the right to enjoy the property in peace and quiet.
So many people think that they have to let the landlord or his representatives in, and it is wrong.
I am surprised to read that the person who says he is a landlord does not know the law. One day you may find a tenant of yours does know his rights.

Yes they can,however as you are still living there with your personal belongings on show they are supposed to notify you of any viewings in advance.I know what you are on about as i have been in the same situation and my landlady brought people round for viewing while we were not there and a couple of our things went missing,so ask them to contact you prior to any viewings in future as you still hold the tenancy agreement until you leave

It will depend on a lot on what is or isn't in your lease. If you agreed to him showing the place when you signed the lease, there isn't much you can do about him showing it. However, I would talk to him about the timing. Maybe ask him if he can set up specific times to show it so that you can have an opportunity to clean it up some etc. I would put it in terms of it being for his benefit, such as: "We understand that you want to rent the house as quickly as possible after we move out and we want to be able to help you with that if we can. If you can set up specific times that folks will be coming to see the house or call us in advance, we can have it looking as good as possible given that we are trying to pack."

It should be in the lease, he has a right to show the place to perspective renters, as long as he tries to contact you before (he isn't supposed to just show up.) He'll likely want to rent it out the day after you leave. I understand you are packing, but this comes with the territory of renting from an private party. Unlike apartment complexes, he doesn't have a model to show people.
