3.5 years ago i rented a place. after 6 months we broke the lease and moved out due to a broken relationship. I gave the landlord 2 months notice and paid the rent thru the time we lived there. There was also damage done to the house by pets. The landlord asked for an exorbitant amount of money to pay for the damages which i didnt have. I left and havent heard from her since but i know the house was foreclosed on and taken away from her in a sheriffs sales. can i still be sued for this? |

Depending on where the house is and what he would claim against you, the statute of limitations may have run. If it hasn't, he can sue you. The foreclosure is not a factor since all of this occurred while he still owned the property. |

you definitely can still be sued for this. Whether or not he still owns the house 1. you broke the lease by leaving early 2. you damaged the property and 3. he tried to settle by offering an amount (which may seem exorbitant to you but is probably correct- you have to realize he has to fix what was damaged, and the time it takes to fix is time lost for him- if you had left it in rentable condition he could have rented it right away but instead he had to fix up the place and couldn't rent it out again until that was done) |

being that you broke a lease and caused damages. so long as the former landlord can prove it to this day, she can sue use her lawful rights to sue you. if she does, hopefully you can settle something out of court through negotiation. this is why people should read contract carefully, as well as keep any and all documents about everything! |

Yes, you can be sued successfully for such damages. The fact that the house went to foreclosure has no bearing on your financial responsibilities to your landlords. You lived there and are expected to pay any damages caused. Did it occur to you that the landlord was not able to make the required payments because of the expenses of the damages YOU caused ? |

Absolutely. He finally found you. And if he already has the judgement against you he can go after your paycheck, bank accounts, (possibly) your car and tax returns.
You should have formally protested the charges back then. |

absolutely...perhaps you not paying for the damage is what lead to her losing her house. The only way you could get out of it is if you could prove that she really didnt fix or replace the damage that you did. Also, you have the right to see the invoices/estimates, for example, if she is asking for $3000 to replace the carpet, you have the right to see the estimate. If the estimate is only $1500, then you are only responsible for the $1500. |
