You have no rights to grant permission. You do not own the property, the owner does not need permission to enter their own property.
You are given notice 24 hours in advance, but they can enter at will to repair problems.
They can never go though your belongings, that is over the line, but they can enter their house.
If you have a serious issue with this you need to buy a place of your own. |

It should be stated in your lease agreement. The only time I can see that it is ok is if they have reason to be going in. In all the years that I have rented, my landlord has always contacted me if they needed to get into my apartment. Usually, they don't even go in unless I am around. |

Last I checked they were supposed to give you 24 hours notice if they were going to be in your apartment for repairs or to show it if they are renting it soon (if you were moving out). And even then they are not allowed to go through your things. They can only make repairs and show things on the surface. |

here in california, a landlord may enter without permission if there is an emergency, like broken water pipe. If not for emergency, they have to give a 24 hour notice, and they never have the right to go through your things. Buy yourself a spy cam , record them going through your things, and sue the hell out of them |

Only in case of emergency such as a leaking water pipe. Landlords are required to give 24 hours notice before entering your home. You can not however refuse entry and if you are uncomfortable letting him enter alone, you need to make arrangements for someone to be there |

There is usually a clause that allows them to do that in case of emergency.
Such as if a neighbor reported the house on fire, or if they reported that you were being destructive to the property.
It would give them the right to inspect THEIR property, not your personal items in the property.
In non-emergency cases, they are usually required to give written notice at least 24 hours in advance of their visit.
Check your lease.

They have to give notice unless it's an emergency. Some towns say 24 hours, some say 48. Where I live, it's 48 hours in writing. You pay for the use of the space, you have the legal right to exclusive use. They can go in without notice for a burst pipe or overflowing toilet, but that's only for emergency situations. This is why I would never rent to an individual owner, they never release control of the property.
And all these people who are pointing out that it is the landlord's space, including a top contributor, are wrong. You have a legal interest in the property -- they have given up the right to the space when they took money and signed a contract. So much for those uninformed on Yahoo Answers. |

No, your landlord/agent, has to give min of 24hrs notice to enter, and even then you can refuse and there is nothing they can do. Your rights as a renter are high, the problem is not many landlords realise this.
Landlord- if you are a landlord then you should be aware of the laws, just because it is your property, the tenant has rented it, and has rights to live in a quiet and safe manner, which means people not wandering in as they like. |

It should be in your lease and laws may differ from state to state. Here in Colorado where I live the only time a lanlord can enter the space you are renting without 24 hours notice is an emergency situation, like if there was a flood, or a water leak etc. |

WE live in Northern California...My renters want out of their lease which is not up until June 1st...I had known they changed the house locks, was told they mailed me one. I called them at work and asked if it would be ok to stop by the house in about an hour and check the key I did have if it was the correct one. She gave me a verbal said no problem. I went by and it did not work in front door so I did go through gate to check backdoor lock. I did call her back and told her I didn't have a key to the house. She called the police on me and told them I was trying to get into the house through the windows..We had a wonderful landlord tenant relationship..The bottom line I never when into the house and I don't have a key to the house and she still has 5 months on her lease. She only gave me a verbal on moving out not a written as I had requested. and did put into writing and had it served to her. What do I need to do from here?
